Assistant Operations Manager Responsible to oversee day‑to‑day operations for assigned RED Development asset(s). Oversee overall maintenance and implement preventive maintenance programs to maximize the owners' financial return and benefit tenants, customers, and the surrounding communities.

Coordinate operational activities of the center, including day‑to‑day maintenance and repair, risk management, and development and implementation of operational standards and specifications.

Oversee the condition and maintenance programs of key asset systems: HVAC, water, and electrical equipment, roof, and building exteriors.

Implement preventative maintenance programs to enhance value, profitability, and effective cost control.

Ensure compliance with AIA, building codes, OSHA standards/policies, and regulatory 변화; take corrective action as needed to assure a safe working environment.

Contract with outside vendors, including developing RFPs or bids, drafting contracts for approval, coding bills for processing, monitoring contractor performance, and approving payables.

Interface with the Marketing team and coordinate facilities personnel and contractors to fulfill marketing program needs.

Communicate effectively and frequently with the GM on all assigned tasks.

Responsible for all life‑safety systems, testing and compliance.

Assist in developing and implementing annual operating budgets, capital expenditures, and executing plans within guidelines.

Control CAM (Common Area Maintenance) costs within the approved budget for the assigned center.

Maintain positive relationships with tenants, vendors, employees, contracted personnel, managers, and local government regarding center operations or personnel issues to ensure smooth operation.

Construction

Work proactively with tenant’s contractors to ensure timely construction schedules and openings.

Monitor on‑site tenant construction for compliance with approved plans and perform punch‑list for tenant coordination.

Assist Leasing and Construction in facilitating timely construction and opening of tenant spaces.

Supervise non‑exempt, exempt, or professional employees.

Recruit, interview, and train employees; plan, assign, and direct work; appraise performance, reward, and address concerns.

Provide objectives, evaluate performance, and give interim and annual performance reviews of direct reports.

Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

Oversee contract services providers such as landscaping, housekeeping, and snow removal, including contract renewals and scope compliance.

Required Qualifications

3‑5 years of related experience.

Knowledge of construction, day‑to‑day operations, maintenance, and repair of facilities, housekeeping functions, and tenant relations requirements of maintaining facilities.

Knowledge of commercial real‑estate including understanding of finance, leasing, risk management, and legal.

PC literacy, including Office Suite.

Preferred Qualifications

Experience with payables and budgeting software, including MRI accounting software.

Third‑party management experience.
