Job Description Summary Skilled Building Maintenance Technician with 5+ years of experience in mechanical, electrical, and plumbing systems for commercial properties. Responsible for performing preventive maintenance, HVAC operations, plumbing repairs, energy management, and general building upkeep while ensuring compliance with safety protocols and regulations. Must hold relevant certifications, possess technical proficiency, and demonstrate flexibility, initiative, and a sense of urgency in a dynamic environment.

Job Description Note - EPA Universal License is required for this position. Perform all plumbing, electrical, or HVAC requirements of the building(s). Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment to ensure a comfortable environment. Verify field conditions and perform necessary repairs or adjustments. Monitor Energy Management systems. Perform repairs to doors, ceilings, hand railings, floors, and other general repairs, adjustments, and installations. Repair plumbing fixtures such as water closets, urinals, flush valves, lavatories, etc. Conduct preventive maintenance following standards, protocols, and manufacturer recommendations, including changing filters, cleaning coils, flushing condensers, greasing bearings, inspecting belts, replacing motor bearings, and monitoring water chemical treatments. Inspect engine room equipment, cooling towers, motors, pumps, electrical rooms, backup generators, fire pumps, sump pumps, and ejector pumps. Ensure proper operation of emergency exit signs and lights, and perform fire and life safety inspections as per NFPA and local standards. Document activities and report to supervisor. Respond promptly to emergency situations and customer concerns. Comply with all relevant codes, regulations, and safety practices. Complete annual safety training and maintain a professional appearance. Possess and maintain a certification as a Universal Technician for CFC. Qualifications High School Diploma or GED; trade school or apprentice program preferred. 5+ years of experience in mechanical, electrical, and plumbing systems in commercial properties. Appropriate trade licenses or permits, such as Journeyman or Master Electrician, Refrigeration Certificate of Fitness, etc. Valid drivers license with a good record. Basic skills in Outlook, Excel, and Word. Experience with HVAC, boilers, pumps, refrigerant systems, and energy management systems.
