Job Summary We are seeking a dynamic and entrepreneurial real estate investment professional to join our Acquisitions team. Open to candidates with 3-7 years of experience, this position will be hired as Senior Analyst or Associate, with title and compensation commensurate with qualifications. The role focuses on sourcing, underwriting, and executing multifamily and mixed-use investments across Washington, DC MSA and select Southeast markets. The successful candidate will partner closely with the Senior Manager of Acquisitions to conduct financial analysis, manage due diligence, and support negotiations. This position provides exposure to complex transactions, opportunities to sharpen technical skills, and a strong platform to advance a career in acquisitions and development. Key Responsibilities Market Research & Strategy
Lead market research on rent comps, pipeline, demographics, and policy changes Monitor land use and regulatory trends in target markets Utilize AI and advanced analytics to enhance market insights Sourcing
Support leadership in sourcing and evaluating investment opportunities Maintain and develop relationships with owners, brokers, equity partners, and lenders Participate in site visits and market tours across target regions Underwriting & Analysis
Develop and maintain dynamic Excel pro forma models Perform scenario, sensitivity, and waterfall analyses Identify and assess risks, opportunities, and strategic alternatives Due Diligence & Execution Support
Manage due diligence processes, coordinating with key stakeholders Drafting and review LOIs, PSAs, ground leases, and related documents Prepare investment committee materials, including memos and presentations Assist in creating asset-level business plans and internal transition documents Core Competencies Advanced or higher understanding of real estate terminology & concepts: operating expenses (OpEx), asset classes, finance, acquisitions, and investment returns (ROC, IRR, etc.) Intermediate level knowledge of real estate development terminology & concepts: architecture and engineering, permitting, land-use and regulatory, construction. Intermediate level project and schedule management skills (CPM, MS Project, etc.). Advanced or higher financial modeling and MS Excel skills including ability to modify or create new templates. Possesses subject matter expertise for one or more specialties – development, existing assets, repositioning, commercial/retail leasing, entitlements, affordable housing (e.g. LIHTC) alternative financing sources (e.g. NMTC, HTC, PACE, etc.). Intermediate risk management skills - understands of how to identify, track, and report project risks, make decisions, and when to elevate issues. Developed networking and relationship management skills, especially lenders, investors, vendors, and tenants. Ability to read and interpret legal documents including loan documents, contracts, LLC agreements, and commercial leases. Ability to make “owner” decisions - sound judgment, logic, reasoning and ability to communicate rationale. Strong writing and presentation skills Proven research skills, including data compilation/organization and presentation, Effective time management and task prioritization; resourceful, proactive, and persistent in problem-solving. Ability to see “big picture” and navigate through ambiguous situations. Provide guidance to junior staff in problem solving. Ability to identify business development opportunities. Experience Required Bachelor’s degree in real estate, finance, economics, urban planning, or related field 3–7 years of experience in commercial real estate, ideally in acquisitions or development Advanced financial modeling skills; Excel required Seniority level
