As the Director of Operational Strategy, you will provide strategic review and guidance related to key divisional operations to efficiently manage deliveries and specs to maximize profits and meet or exceed division goals and expectations; support Land Acquisition efforts related to market positioning.

Job Description/Responsibilities: - Be a leader within the division and corporate organization in national strategy efforts and implementation with a core focus on the successful integration of national strategy focused products and national contract savings. - Aid in developing interdepartmental best practices within the division, group, and corporate organizations (estimated 30% of time). - Manage Architectural Project/Production Manager(s) and other resources related to new community set up to ensure best product selection, viability, timeliness, as well as concerting an effort to ensure architectural plans align with national strategy initiatives. (estimated 25% of time). - Manage effort and lead team to strategically evaluate requested product selections to assess their impact on take rate and margin for active communities, as well as managing the effort to deliver reporting and strategy suggestions to Division President(s) and Sales Leadership regarding product and option guidance to minimize QMI (spec home) days on market and maximize home profit. This will involve but not be limited to development of a strategy around QMI requests by analyzing backlog and other available reporting, such as the Product/Option Frequency Dashboard to optimize plan mix and finish selections for QMIs. - Lead team involved with configuring QMIs to ensure we start the best homes, on the right lots, with the right options, meeting proximity rules, etc. to maximize profit as well as minimize QMI days on market (estimated 25% of time). - Assist with developing a strategy around QMI request by analyzing backlog with similar offerings to determine appropriate discounts/concessions. - Manage the review and analyze current spec homes and selections within neighborhood, assessing their impact on sales duration and the effectiveness of incentives/concessions (5% of time). -Lead and collaborate into effort to assess the existing spec inventory for overlapping options, ensuring alignment with market demand, and optimizing the selection process for spec homes (5% of time). - Lead and collaborate effort to analyze our plan offerings in comparison with competitor plans and top-selling products to determine optimal line up- provide guidance and recommendations to sales leadership and Division President (5% of time). - Manage department resources to partner with the Sales leadership team to assist with maintaining weekly CMA for active neighborhoods, conduct weekly reviews with land acquisition department to ensure accuracy and understanding of large variance. Collaborate with sales leadership to ensure comprehension of CMA adjustments (5% of time). - Consult with and inform VP of Purchasing, Construction/Sale Directors, VP of Construction Services and Division President(s), as needed, on important area matters.

Job Experience & Education Required: Ideal candidate will have a bachelor’s degree and a minimum of 5 years of related experience and/or training; or equivalent combination of education and experience. This role requires someone with exceptional team leadership capabilities, outstanding analytical skills, and a highly strategic mindset.
