Brixmor Property Group This position reports to the Director, Property Management and will supervise the management of a portfolio of properties. Core responsibilities include NOI enhancement, operational and capital project management, construction oversight, budgeting, reporting, lease compliance, and community and municipal representation for the landlord. Responsibilities: NOI enhancement through expense management (including CAM recoveries), ancillary income events and programs, and managing utility resale operations Conduct weekly property visits in designated portfolio Bid, negotiate, scope and supervise contracted services for all properties Resolve maintenance issues, develop preventative maintenance plans, administer property improvements, and oversee existing property conditions Ensure property and tenant compliance Monitor energy consumption to conserve energy at each property Respond 24 hours, 7 days per week to any tenant issue or property emergency Supervise administrative personnel and/or Facility Manager Budgeting, controlling property expenditures, preparing monthly variance reports, calculating property improvement costs, and other accounting as necessary Capital project management and construction oversight Anticipate and address potential tenant problems Assist Legal, Lease Compliance, and Cash & Collections departments as necessary Community involvement and municipal representation for the landlord Qualifications : An undergraduate degree in Business Administration, Finance, Accounting or related field A minimum of 5 years of broad based property management experience including time in the commercial/community shopping center industry CSM or CPM preferred Skilled in verbal & written communication, negotiation, customer service, prioritization and time management Understand contracts/leases and shopping center financials Experience in facility and project management and ancillary leasing sales or aptitude and desire to perform Exhibit initiative, strong work ethic, and ability to work independently in a fast paced environment Team player and works well professionally with internal and external contacts Proficiency with Microsoft Office software Demonstrated ability to quickly learn and adapt to new software and technology platforms Willing and able to travel Brixmor offers a hybrid work schedule (first three days of the week in the office, the balance remote optional), very competitive pay commensurate with background and responsibilities plus a benefits and perks package that supports career engagement, growth, good health and connection with teammates and our communities.
