Job Summary: We are seeking an experienced, mid-level In-House Real Estate Broker to join our team. In this role, you’ll be responsible for securing retail and restaurant properties, as well as other commercial real estate, to support the expansion of our franchise portfolio. This is a corporate position within a franchise management company that represents several nationally recognized brands across retail and quick-service restaurant concepts.
Responsibilities:
Identify, evaluate, and secure new retail and restaurant sites to support franchise development and corporate initiatives
Negotiate leases, renewals, acquisitions, subleases, and dispositions in collaboration with legal, finance, and operations
Conduct market research, demographic analysis, and site selection studies to optimize location performance
Build and maintain relationships with landlords, developers, and brokers to strengthen deal flow and pipeline visibility
Manage lease administration and ensure compliance with key terms and dates across the real estate portfolio
Provide financial modeling, cost analysis, and risk assessments for proposed deals
Stay informed on market trends, zoning regulations, and other external factors affecting real estate strategy
Support real estate-related projects including renovations, relocations, and space planning
Maintain accurate records of lease agreements and critical obligations
Requirements:
Active Texas commercial real estate license (required)
3+ years of experience in commercial real estate, preferably in restaurant, retail, or franchise development
Strong negotiation, transaction, and contract management skills
Experience with strip malls, retail centers, and high-volume franchise locations
Proven ability to manage a multi-location portfolio
Proficient with lease administration tools and financial modeling software
Effective communicator and cross-functional collaborator
Knowledge of zoning, permitting, and real estate financing
Professional certifications (CCIM, SIOR, etc.) are a plus
