Essential Functions
Leads coordination of onsite contractor activity and internal NiSource project stakeholders.
Leads project management processes to facilitate contract negotiation, statement of work development, vendor progress management, and vendor relationship management.
Plans the delivery for complex projects to realize the business case beginning with the requirements definition and continuing through completion
Leads risk, issue, decision, and dependency management; status reporting, demand, budgeting, forecasting, variance explanations and capacity management.
Interacts with public officials and external customers, in addition to multiple functions and levels of company leadership such as, environmental, communications, engineering, accounting, and legal.
Builds strong relationships with business partners and external service providers to facilitate effective communications & decision making
Oversees and monitors contractor safety protocol to ensure compliance with NiSource safety standards.
Facilitates collaboration across multiple functions, departments, and levels and serves as a role model for teamwork.
Develops clear and concise documentation to identify processes, problems, and action plans to facilitate communication of complicated topics.
Takes action to identify, analyze and improve existing processes to maximize efficiency and effectiveness.
Generates and responds to RFPs related to construction activity.
Reviews, processes, and approves work orders, purchase orders & invoices in compliance with policy. Oversees and successfully executes project cost analysis, project financial/budget, construction schedules along with forecasting and analyzing issues arising throughout the project lifecycle.
Creates & maintains standardized forms, presentations, and templates for reporting purposes.
Assists with office design and furniture installation and move coordination to uphold real estate space allocation standards.
Manages closeout and completion of projects, including final resolution of all punch list work, change orders, lien releases, operations and maintenance/warranty documentation, and process disbursement of retained dollars.
Required Qualifications for Position
Bachelor's degree in construction management
10+ years' experience in real estate building construction management
Prior construction management experience for building projects up to $50M
Experience reading blueprints and drawings of commercial buildings
Experience coordinating work and purchase orders
Understanding of commercial real estate building construction means, methods and best practices High
Knowledge of construction contracts and AIA forms and processes High
Knowledge of construction office planning for commercial real estate High
Understanding safety regulations and building codes High
Oral and written communication skills High
Strong analytical skills High
Organizational skills High
Strong interpersonal skills, including the ability to create/present effective project presentations and communicate technical concepts to non-technical clients. High
Strong understanding of core project management activities High
Excellent problem-solving and critical-thinking skills. High

Preferred Additional Qualifications for Position
Experience as a owner's representative or construction superintendent
3+ years' experience in commercial real estate and/or providing land services for a gas and electric utility
Certified Project Management Professional (PMP)-PMI Upon Hire

Certified Project Manager (IAPM) Upon Hire
