is seeking an experienced

Pre-Construction Manager

to lead and coordinate all aspects of the pre-construction phase of commercial projects. This individual will play a pivotal role in ensuring that project scopes, budgets, schedules, and logistics are clearly defined and strategically aligned before breaking ground. The ideal candidate will bring a

minimum of 10 years of experience in commercial construction , with proven expertise in

pre-construction planning, estimating, and project management . Key Responsibilities: Lead pre-construction efforts from concept through final estimate, ensuring alignment with project goals and client expectations Collaborate with architects, engineers, clients, and internal teams to develop comprehensive project scopes and execution plans Oversee and prepare detailed cost estimates, value engineering recommendations, and constructability reviews Develop and maintain project schedules during pre-construction phases Coordinate and lead pre-bid and subcontractor meetings; manage bid packages and vendor negotiations Review plans, specifications, and contracts for accuracy and completeness Identify potential risks and provide solutions during the pre-construction planning process Work closely with project managers to ensure a smooth transition from pre-construction to construction execution Maintain strong relationships with clients, design partners, and subcontractors Mentor junior staff involved in estimating or pre-construction roles Qualifications: Required: Minimum

10 years of experience in commercial construction Proven

pre-construction experience , including estimating and project planning Strong background in

estimating

across a variety of commercial project types (e.g., healthcare, office, retail, education) Experience in

project management , with a deep understanding of construction operations and delivery methods Proficiency in estimating and scheduling software (e.g., Bluebeam, ProEst, Primavera P6, Microsoft Project, etc.) Exceptional communication, organizational, and leadership skills Ability to work in a fast-paced, deadline-driven environment Bachelor's degree in Construction Management, Civil Engineering, or a related field (or equivalent experience) Preferred: Familiarity with BIM, LEED, or sustainable construction practices Established local subcontractor and vendor relationships in the Birmingham area
