Responsibilities: • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Create budgets, collect rent, pay bills and perform other duties to make certain financial objects are being met • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes • Manage all aspects of daily operations for assigned self-storage facilities, including tenant relations, leasing, collections, maintenance coordination, and security protocols. • Implement effective marketing and sales strategies to achieve occupancy and revenue goals. • Process move-ins, move-outs, and auctions efficiently and accurately. • Conduct regular property inspections and ensure facilities are clean, well-maintained, and secure. • Prepare regular reports on occupancy, revenue, and operational performance. • Handle tenant inquiries and resolve issues promptly and professionally. • Coordinate any repairs that need to be done with the vendor or maintenance. • Perform market surveys and provide pricing recommendations for new and current tenants. • Collaborate effectively with other team members and vendors. Qualifications: • B.A. preferred, High School Diploma required • Past sales experience is preferred • Ability to use computer programs such as Microsoft Office • Enjoys negotiating and cultivating a rapport with clients and team members • Flexibility in schedule to include working both evenings and weekends • Proven experience (minimum 3 years) in property management. • Strong understanding of self-storage operations, including leasing, security, maintenance, and lien laws. • Excellent communication, interpersonal, and customer service skills. • Exceptional organizational and time-management abilities, with a keen attention to detail. • Strong problem-solving and decision-making skills. • Ability to work independently and as part of a team. • A valid driver's license and reliable transportation. • Proficient in MS Office (Excel, Word, and Outlook) • Experience with Cubby is a PLUS! • Residential property management experience is a PLUS! • Candidates must be authorized to work in the US. • Residing in Salt Lake County is highly preferred for this role. • A clean criminal background is required. • Ability to transport, lift/move items weighing up to 35 pounds • Our site managers should be able to walk in/around facilities, spending up to 50% of their time in outdoor environments, including opening large roll-up doors. • Performing cleaning and daily maintenance tasks, including sweeping/mopping interior areas and maintaining exterior grounds/curb appeal clean and free of debris. • Must be able to sit and/or stand for 8 hours per day. • Wearing the required uniform and respecting the company dress code. Compensation: $50,000 - $60,000
