Position Summary

The Project Manager (PM) plays a pivotal role in the successful execution of electrical projects. This role goes beyond document control and financial management-the PM is a leader, delegator, and educator, responsible for coordinating and managing all aspects of project execution. Reporting to the Director of Operations, the PM works closely with the Superintendent to ensure project Objective are met on time and within budget.

Key Responsibilities

Project Setup

Receive the project from the estimating team and validate the project estimate with the Superintendent to create a construction estimate. Set the project budget and create an effective Schedule of Values (SOV). Procurement and Buyouts

Oversee procurement of major commodities like wire, conduit, and quotables (gear, lighting packages, generators, etc.). Negotiate subcontracts and write detailed purchase orders (POs), scopes, and Bills of Materials (BOMs). Cash Flow Management

Maintain positive cash flow through accurate and timely invoicing, collections, and cost forecasting. Prepare and update the Cost Load Forecast and Billing Projection to ensure sufficient cash flow. Document Control

Ensure the field team has the latest approved construction documents. Maintain and update RFI Logs, Submittal Logs, and Change Order Logs. Process RFIs, submittals, and notices to proceed, ensuring field teams have accurate, up-to-date information. Field Progress Validation

Verify installation progress with the Superintendent and review labor hours and material usage. Oversee installation trackers (e.g., fixtures, conduit, cables) to ensure updates are completed weekly in coordination with the Superintendent. Meetings

Weekly Team Meetings

Schedule and coordinate a weekly check-in meeting with all project team members, including PM, PA, PT, Superintendent, BIM Coordinator, and Safety team. Responsibilities:

Create and distribute meeting agendas and minutes. Facilitate discussions covering installation drawings, as-builts, submittals, RFIs, change orders, procurement, progress updates, and milestones. Produce a list of action items, track their progress, and ensure accountability.

Subcontractor Meetings

Schedule and lead weekly or monthly subcontractor meetings, based on project scope and requirements, to review milestones, deliverables, and issues. Manpower Forecasting Meetings

Schedules and participates in weekly manpower meetings to verify manpower needs proposed by the Superintendent and ensure alignment with the project budget. General Contractor (GC) Meetings

Attend GC meetings as required by the project and GC expectations. Represent the company and provide updates on project progress, challenges, and solutions. Management Forms

Required Forms

The PM is responsible for creating, maintaining, and updating the following forms: SOV Worksheet: Initial setup to create an effective front-loaded SOV. SOV/Pay App: Initial setup and monthly updates for progress billing. Budget: Initial setup and monthly updates to prepare for WIP meetings. Cost Load Forecast: Monthly updates to align with the master budget and logic projections. Billing Projection: Monthly preparation prior to pay app submission to confirm projected costs and ensure billing supports cash flow. Change Order Log: Updated as needed, especially prior to WIP meetings. Change Order Escalation Letters: Monthly follow-ups on change orders pending approval. RFI Log: Updated as needed to ensure field access to required information. Submittal Log: Updated to ensure submittals are reviewed and completed. Installation Trackers: Weekly updates in coordination with the Superintendent to track progress.

Key Performance Indicators (KPIs)

Accurate validation of construction estimates and creation of budgets and SOVs. Timely procurement of materials and effective subcontract negotiation. Positive cash flow management and timely processing of invoices and change orders. Alignment of field and office operations, ensuring smooth project execution. Client satisfaction and proactive resolution of project challenges. Successful completion of projects on time and within budget. Minimum Qualifications

Proven experience as a Project Manager or similar role in the construction or commercial electrical industry. Proficiency in Accubid Pro and/or Accubid Change Order. Strong understanding of project financials, including budgeting, cash flow, and forecasting. Proficiency in project management software (e.g., Procore, Bluebeam) and financial tools (e.g., Excel). Excellent leadership, communication, and organizational skills. High school diploma required; Bachelor.2019s degree in Construction Management, Electrical Engineering, or a related field preferred. Preferred Qualifications

Experience with creating and managing SOVs and budgets. Familiarity with electrical systems and construction processes. Advanced proficiency in financial reporting and forecasting. Bilingual (Spanish preferred). Physical Demands

Primarily office-based with occasional site visits. Prolonged periods of sitting while working on computers and reviewing documentation. Ability to travel locally to project sites as needed.
