Our commercial real estate platform serves as asset manager over a portfolio of multi-family residential properties totaling nearly 4,000 units located in Texas and Georgia. Barvin also has a construction management division and, in 2019, began ground-up development of multifamily assets. Description

The Manager is totally accountable for all property operations. The purpose of the Manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Property Owner through the Property Management Division of the company. These objectives will include maximizing occupancy and income levels, adhering to budgets and improving property values. The Manager will train the Assistant Manager to assume duties of the Manager in the event of the Manager's absence.

Duties and Responsibilities

GREET EVERY RESIDENT YOU SEE, EVERY DAY, ALL DAY IN A POSITIVE WAY Conduct all business in accordance with company policies and procedures, Fair Housing Regulations, Americans with Disabilities Act and all other laws pertaining to apartments. Qualifications

Position requires at least 5 years' experience in on-site property management. Must have background in supervision and successful track record of accomplishments. Income collection:

Maintain accurate resident records. Updates daily all rents, deposits and application fees received from residents. Issue appropriate notices when necessary (e.g., late payments, eviction notices, non-processable funds memos). Process all receipts each day before the close of business. Resident relations:

Always maintain a professional and positive customer relations attitude, no matter the circumstance. Physically inspect property when on grounds, pick up litter and report any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested. Marketing:

Must be knowledgeable of all phases of leasing and resident retention. Work with lease renewals each month. Greet prospective clients, show property and perform leasing duties as needed. Answer and handle incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc. Maintain awareness of local market conditions and trends. Contribute ideas to Manager for marketing property and improving resident satisfaction. Administrative:

Update reports concerning notices to vacate, Box score, activity reports, etc., daily and provide information to the Manager. Organize and electronically file all applicable reports, leases and paperwork. Proofread all lease paperwork and process move-ins and move-outs. Process all security deposit move-out reports. Accept service requests from residents and route to maintenance for prompt processing. Conduct service follow-up with resident when work is completed. Computer Skills :

Microsoft applications Excel Word On-Site Rental System (Yardi and Blue Moon) Social media

Work Hours:

40 hours per week.

Must be available on weekends for staffing needs and emergencies.

Ownership of a smart device(wi-fi/data)
