Description
As an Area Manager with ITEX, you'll be the go-to leader for all things operational, financial, and compliance-related across a portfolio of affordable housing communities. Your goal? To keep properties performing at their peak, residents happy, and compliance standards fully met. Many of these communities operate within Low-Income Housing Tax Credit (LIHTC) and/or Section 8 programs, so you'll have a meaningful impact on quality housing for those who need it most.
Key Responsibilities:
Team Leadership : Oversee assistant managers, property administrators, and other team members, providing mentorship and guidance to help them thrive in their roles. You'll foster a culture of accountability, positivity, and growth, empowering your team to achieve their best. Affordable Housing Compliance : Know your LIHTC and Section 8 rules. Compliance is at the heart of this role, and we'll rely on you to keep properties in line with all federal, state, and local guidelines. Day-to-Day Operations : Keep the gears turning smoothly by managing occupancy, minimizing vacancies, and making sure residents are receiving top-notch service. Conduct regular property inspections to ensure everything is up to ITEX standards. Financial Savvy : Work closely with the Regional Manager and leadership team to develop annual budgets and manage expenses. You'll monitor monthly financials and make sure we're hitting those budget goals. Community Engagement : Address tenant questions and concerns with care and respect to create a community residents are proud to call home. Supporting resident satisfaction and retention is key to success. Vendor and Contract Management:
Build strong relationships with vendors and ensure the work being done aligns with ITEX standards. A well-maintained property speaks volumes. Strategy and Marketing : Collaborate on occupancy strategies and community marketing plans. Use tools like RentCafe to keep residents engaged and ensure the property shines in the community. Performance Management:
Conduct regular evaluations, provide feedback, and set clear goals for assistant managers, property administrators, and other direct reports. Lead by example and show the team what success looks like. EOE M/F/D/V
Requirements
Experience:
You've got at least 6 years in property management under your belt, ideally with a focus on affordable housing (LIHTC, Section 8). Compliance Expertise:
Understanding affordable housing regulations is crucial-HCCP (Housing Credit Certified Professional) or COS (Certified Occupancy Specialist) certifications are a big plus. Software:
You know your way around Yardi and RentCafe and are comfortable with Google Suite People Skills:
Communication is your strength. You know how to engage residents and resolve their concerns while keeping a friendly, professional demeanor. Analytical Abilities:
You're skilled at reviewing reports, tracking metrics, and making data-driven decisions to improve property performance.
Education:
Preferred: A Bachelor's degree in Finance, Business Administration, Real Estate, or a related field
