Role Summary

The Project Manager will lead the end-to-end transition to new production facilities in the Knoxville area, including the planning, execution, and delivery of building and its operational readiness. This role is responsible for overseeing the build-out/commissioning, move coordination, and integration of production infrastructure to support enterprise manufacturing goals. The ideal candidate brings deep experience in managing moderately complex capital projects ($250K to $10M) in construction/infrastructure or industrial environments, with a focus on cost, schedule, and stakeholder alignment. The role will also support ongoing facilities operations.

All activities will be performed in support of the strategic vision and values of Kelvion.

Key Responsibilities

Project Leadership Provide comprehensive project management from preconstruction through building commissioning for the development and transition of new production facilities. Direct all aspects of the company's safety culture to ensure an injury-free environment; ensure all projects comply with OSHA, NFPA, EPA, local building codes, and internal safety protocols; investigate incidents and lead preventive retraining when necessary. Champion Lean principles and sustainability standards throughout all project phases. Manage internal and external resources, including architects, engineers, vendors, and contractors, to align with the overall business plan. Pre-commissioning & Procurement

Oversee project estimating from conceptual design through GMP (Guaranteed Maximum Price) development. Support scope development, bid package strategy, and subcontractor buyout. Perform risk analysis for subcontractor prequalification, bonding, and ongoing evaluation in coordination with risk management. Building Commissioning Execution

Develop, maintain, and update the master project schedule, including critical path and milestone tracking. Support review and validation of submittals, shop drawings, and samples; ensure timely distribution across teams. Coordinate construction/commissioning activities to ensure alignment with design specifications, budgets, and timeframes. Coordinate with logistics and procurement teams to ensure materials and equipment arrive on time and within cost. Stakeholder & Operations Coordination

Lead internal/ external stakeholders' meetings, progress reviews, and monthly reporting. Act as the central liaison among stakeholders, including manufacturing teams, design professionals, facilities operations, and corporate leadership. Support operational readiness including facility startup, equipment relocation, systems integration, and safety compliance. Assist with facility repairs, maintenance planning, and long-term asset management. Financial Management

Develop and monitor project budgets, forecasts, and cost controls. Prepare and process owner and subcontractor pay applications. Identify financial risks and opportunities to drive profitability and performance improvements. Project Closeout & Continuous Improvement

Lead project closeout, including punch list resolution, turnover documentation, warranties, and as-built records. Analyze project performance metrics to drive lessons learned and future project improvements. Qualifications & Experience

Required:

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field. 5+ years of experience in project or facility commissioning/construction management, preferably in industrial or enterprise manufacturing environments. Proven track record of managing mid- to large-scale capital projects from design to delivery. Strong knowledge of construction methods, building systems, permitting, and safety standards. Proficiency in project scheduling, cost control, and risk management. Excellent interpersonal, communication, and stakeholder management skills. Experience with project management tools (e.g., Procore, Primavera P6, MS Project) and Microsoft Office 365. Preferred:

PMP (Project Management Professional) or Certified Facility Manager (CFM). Familiarity with Lean and continuous improvement methodologies. Experience in facilities management, operations (compressed air, HVAC, cranes, foundations, etc.), and/or transition planning. Key Metrics of Success:
