CSP is proud to partner with a fast-growing real estate investment firm specializing in special situations, including distressed assets, non-performing loans, portfolio repositioning, recapitalizations, and select value-add opportunities.

This is a hands-on, high-impact role managing the operations and performance of a diverse commercial real estate portfolio. The Property Manager will be responsible for tenant relations, financial oversight, vendor management, and capital improvements-playing a critical role in driving portfolio value and tenant satisfaction.

Key Responsibilities 1. Tenant Relations & Leasing Support Deliver best-in-class tenant service through timely communication and proactive issue resolution. Support leasing activity by attending showings and providing market-level property insights. Collaborate with the Lease Administrator on renewals, amendments, and lease negotiations. 2. Financial Management

Develop and manage operating budgets; monitor financial performance and control expenses. Oversee rent collection and coordinate with accounting on reconciliations and reporting. Prepare monthly property performance and financial reports. 3. Maintenance & Operations

Oversee all property maintenance, repairs, and capital improvements. Conduct regular inspections; identify maintenance needs and ensure property standards are upheld. Manage third-party vendors for landscaping, janitorial, and general repairs. 4. Risk Management & Compliance

Implement and maintain emergency response plans for all properties. Ensure compliance with local codes, ordinances, safety standards, and industry regulations.

Compliance & Safety Conduct quarterly inspections; maintain up-to-date emergency plans; meet or exceed all regulatory requirements. Tenant Retention & Leasing Maintain 85%+ tenant retention; support monthly leasing tours; provide quarterly market insight updates. Lease Administration Process 100% of renewals and amendments before expiration; support strategic rent increases where appropriate. Reporting Deliver monthly reports with 100% accuracy and on schedule.

Qualifications

Bachelor's degree required; relevant certifications highly preferred:

CPM®

(Certified Property Manager - IREM) RPA®

(Real Property Administrator - BOMI) CCIM

(Certified Commercial Investment Member)

Minimum 3 years of experience managing commercial or mixed-use properties. Strong background in budgeting, vendor oversight, rent collection, and tenant relations. Working knowledge of inspections, code compliance, and capital project management. Experience with emergency planning and response protocols strongly preferred.
