Gaines Investment Trust , a privately held national real estate investment firm, is seeking a
part-time or
full-time, on-site Asset Manager
to oversee and elevate the performance of our 311,000 square foot Class A office building located at
2600 Michelson Drive in Irvine, CA .
About the Role
This is not a remote or oversight-only position. We are hiring a
boots-on-the-ground representative of ownership -someone who will be physically present and fully engaged with the day-to-day operations and long-term success of the property.
The building is currently managed by a
third-party property management company that has been in place since before our acquisition in December 2024 . Your role is to work closely-but independently-with this team to extract top-tier performance, ensuring all decisions and actions align with the ownership's goals.
You will serve as the
lead asset-level decision maker on-site , responsible for overseeing leasing velocity, tenant retention, financial oversight, and execution of capital improvement projects-all through the lens of ownership.
Key Responsibilities
Be present at the property , serving as ownership's on-site representative Collaborate with the third-party property management and leasing teams to ensure strategic execution and accountability Manage and oversee all leasing activity, including renewals and marketing of vacant spaces Drive ownership's vision for capital improvements-owning the process from design to contractor oversight Closely review and analyze monthly property financials; identify savings, income opportunities, and performance gaps Evaluate delinquency and collections, working with property management to protect the landlord's interests Ensure the property is operated with institutional-level quality, attention to detail, and responsiveness to tenants Maintain a consistent and proactive flow of communication with ownership Ideal Candidate Profile
Proven experience in commercial real estate asset management, preferably with office buildings Strong working knowledge of leasing, financial reporting, property operations, and capital project oversight Strategic mindset with tactical execution capabilities Strong attention to detail, excellent judgment, and ability to make cost-effective, timely decisions Comfortable managing and collaborating with long-standing third-party vendors and teams Skilled in reading and interpreting operating statements, leases, and service contracts Highly communicative, results-driven, and accountable Details

Full-time: Monday through Friday, 9:00 AM - 5:00 PM Part-time: Schedule to be determined
Salary Range:
$75,000 - $160,000 annually, based on employment type and experience Start Date:
