Director of Affordable Housing
SUMMARY:
The Floating Property Manager II plays a vital role in supporting the management and operations of Rogerson-owned and managed properties. This position requires regular travel to various properties, where the manager will oversee day-to-day administrative, financial, and maintenance operations. In addition to providing interim leadership in the absence of on-site staff, the Floating Property Manager supports special projects and assists with ensuring compliance and operational consistency across communities.
Requirements/Qualifications
Flexibility to travel to various property locations as needed. College degree with a minimum of one year managerial and /or marketing experience (preferably in rental housing). Additional experience can substitute for education Demonstrated sensitivity and understanding of residents' needs, particularly in affordable housing communities. Strong communication, employee supervision, housing management, and financial/accounting skills. Ability to work with individuals from diverse backgrounds Ability to exercise sound judgment under pressure and in challenging situations. Familiarity with HUD (if applicable) regulations, fair housing laws, and ability to understand their complexity and put into practice. Positive attitude, energetic, assertive, and capable role model for direct reports. Demonstrated integrity on personal as well as professional level. Exceptional organizational and communication skills; basic computer and management accounting skills; willingness to learn new hardware and software. Ability to access all areas of the property on a regular basis or during a power failure, fire, or other emergency. General understanding of construction trades and building systems. Ability to conduct business professionally over the phone. Ability to visually inspect property and report detailed findings
Specific Responsibilities
Provide interim coverage at one or more properties in the absence of a Property Manager or Assistant Property Manager. Respond to and resolve resident issues and complaints promptly and professionally. Conduct move-in interviews and complete certification documentation in accordance with affordable housing program requirements. Ensure and support each property meets company performance and occupancy goals. Provide support for recertifications, compliance audits, and reporting. Assist and support properties in preparation for NSPIRE Assist with tax credit lease-up interviews and certification processing as assigned. Assist and support property managers in maintaining compliance with files by reviewing resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, missing signatures, etc. Support the Director of Affordable Housing in developing and enforcing procedures related to lease payment collections, delinquency resolution, and other key internal operational policies. Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased. Managing communication between the vendor/contractor, accounting, and the client/owner as needed. Work closely with DOH to manage special projects, related to but not limited to occupancy, preparation of proposed annual operating and capital budgets, regulatory compliance. Train and support on-site staff in company procedures and best practices. Other duties as assigned by management Seniority level
