Overview

The Construction Superintendent is responsible for overseeing on-site operations and personnel, ensuring project schedules, construction sequences, logistics, methods, safety, security, municipal inspections, and quality assurance are met, with a focus on complex projects, mechanical/electrical rough-in, and building enclosures. Projects may involve significant site improvements and warranty work.

Responsibilities

Managerial

Supervise and mentor team members.

Coordinate project activities to meet or exceed contract schedules.

Oversee site logistics, security, and safety for assigned tasks.

Implement quality assurance programs and manage third-party consultants to ensure compliance with project specifications.

Act as the company representative, maintaining client relationships when serving as the project site lead.

Municipal Liaison

Verify that necessary permits and approvals are secured before starting work on smaller projects and maintained throughout completion.

Foster positive relationships with municipal inspectors.

Schedule and coordinate inspections to align with project timelines.

Ensure construction methods and completed work comply with local regulations.

Secure occupancy and final inspection permits for office submission.

Safety

Enforce the company’s safety policies on-site.

Ensure the site-specific safety manual is available and accessible.

Maintain appropriate safety signage.

Lead weekly safety and coordination meetings with trade foremen using project management software.

Maintain site housekeeping to promote a safe and efficient work environment.

Facilitate periodic safety inspections and provide written responses as needed.

Quality Control

Review construction documents for constructability and sequencing.

Collaborate with the Project Manager to develop a project-specific quality assurance program.

Coordinate quality control with project specifications and testing agencies, establishing testing schedules.

Verify testing personnel attendance for accurate billing.

Ensure timely and accurate site layout and controls.

Confirm that samples required for testing align with the quality assurance program.

Ensure all work meets specifications and quality standards.

Conduct pre-punch lists before scheduled architect and owner walkthroughs.

Schedule

Assist in creating the project schedule with the Senior Superintendent.

Schedule materials, deliveries, subcontractors, equipment, inspections, and personnel to meet project timelines.

Monitor progress against the approved schedule and take corrective action as needed.

Sequence crew and subcontractor activities effectively.

Coordinate any deviations from the construction sequence with the Senior Superintendent.

Update the schedule weekly with a three-week look-ahead using project management software.

Ensure material submittals and reviews align with delivery schedules.

Construction

Participate in the project kick-off meeting.

Develop a site logistics plan with the Project Manager.

Set up the project trailer for administrative purposes.

Monitor crew sizes to ensure efficiency.

Order materials per project specifications.

Oversee maintenance and protection of company equipment.

Implement security measures to minimize vandalism, theft, or damage per the site security plan.

Maintain and order tools as needed, coordinated with the Project Manager.

Ensure accurate and timely site layout.

Foster positive relationships with neighbors.

Maintain productive communication with the Project Manager and subcontractors.

Supervise team members in accordance with labor contract requirements, if applicable.

Ensure regular and effective communication with the Project Manager.

Review and implement subcontractor scopes of work.

Collect compliant insurance certificates from subcontractors as needed.

Lead weekly safety and coordination meetings with subcontractors.

Review and date field copies of shop drawings and submittals, assisting as needed.

Ensure current construction documents are used on-site.

Complete and submit timecards.

Maintain accurate daily logs in project management software by 9:00 a.m. the following day.

Support owner change orders and subcontractor back-charges as needed.

Generate and track Requests for Information (RFIs) when necessary.

Catalog field directives and coordinate their implementation with the Project Manager.

Coordinate subcontractor change orders with the Project Manager and establish approval authority when the Project Manager is unavailable.

Report work completion percentages to the Project Manager for construction draws and subcontractor payments.

Close Out

Complete all punch list items.

Disconnect and finalize billings for construction services.

Return marked-up documents for as-built drawing preparation.

Assist in collecting warranties, lien waivers, and operation manuals from subcontractors.

Support the Project Manager in closing out subcontractor scopes and costs.

Attend the project close-out meeting.

Miscellaneous

Identify project alternatives and value engineering opportunities.

Assist with quantity take-offs, scoping, and bid solicitations for assigned projects.

Qualifications

Bachelor’s degree in Construction Management, Design, or equivalent experience.

8–15 years of experience overseeing construction trades.

Proven ability to lead a project team on complex projects.

Proficiency in Microsoft Office, including Microsoft Project.

Experience with project management software (e.g., Procore or similar).

Strong written and verbal communication skills.

Positive, energetic, and effective communicator.

Completion of OSHA 30-hour training.

Self-motivated and proactive.
