Job Title: Commercial Property Manager

Summary The primary responsibility of the Property Manager is to represent the company by managing a portfolio of company-owned properties. This role oversees a mix of retail and industrial centers, ensuring high quality and customer service across all sites. The portfolio primarily spans North & South Carolina, with properties in Georgia, Alabama, and Tennessee, requiring regular travel throughout the region. The ideal candidate will be detail-oriented, proactive, and possess strong problem-solving skills to manage daily operations of multiple properties effectively. Principle Duties and Responsibilities: Ensure the daily operations of properties—including building systems, mechanical, parking, sweeping, landscaping, and general maintenance—are executed according to Benderson Development standards. Serve as the primary interface with tenants, enforce lease terms, and address tenant concerns and requests, including after-hours emergencies. Maintain annual budget oversight and implement capital improvement plans. Coordinate repairs and upgrades to existing facilities and collaborate with the construction department on new construction or tenant buildouts from planning to turnover. Create scopes of work for bidding purposes, obtain estimates, review and negotiate contracts, secure permits, and award contracts to subcontractors. Oversee work and monitor contractor services to ensure quality, perform final inspections, and document construction or repair work to meet tenant and company standards. Conduct regular inspections of properties, focusing on common areas, and maintain excellent exterior appearances, including façades, landscaping, and parking lots. Understand emergency management policies related to plumbing, electrical, fire safety, law enforcement, and lighting. Communicate with local municipal authorities regarding notices and enforcement of ordinances and codes. Issue purchase orders, approve invoices, and support documentation to facilitate the voucher process. Perform pre- and post-vacancy tenant inspections. Act as a liaison between Benderson Development Company (BDC), tenants, and the public. Assist leasing agents in identifying prospective tenants and showing available spaces. Qualifications: Excellent organizational, written, and verbal communication skills. Minimum of 3 years of experience in commercial multi-property management or managing a complex single commercial property. Understanding of construction processes and good working knowledge of mechanical, electrical, and plumbing disciplines. Fluent in English and Spanish strongly preferred. Physical Requirements: Must possess an active driver’s license. Normal dexterity required for construction and office tasks, including hand-eye coordination, walking, sitting, standing, and attention to detail. Ability to lift materials or boxes weighing up to 50 pounds. Extensive sitting, driving, and walking required for site inspections and travel between locations.
