Project Superintendent Job Summary: The Project Superintendent provides on-site coordination for all phases of high-end residential construction projects, includes coordinating subcontractors, maintains client and design team relationships, ensures necessary material and equipment for the project, ensures that specifications are being strictly followed, and work proceeds on schedule and within budget at the highest quality and attention to detail. The Project Superintendent is responsible for scheduling, compliance, quality, cost control, personnel management and job site safety. Expectations: Ability to communicate professionally and effectively with clients, architects, designers, all field personnel, and PCH staff Strong problem solving-skills; responsibly address issues and problems as they arise Ability to make informed decisions Ability to understand the overall scope of the job and plan ahead Ability to interpret the design team's intent and provide positive feedback towards solution Ability to read and comprehend structural, architectural and shop drawings Knowledge of broader trades (electrical, mechanical, plumbing, etc.) Manage special projects as assigned Primary Responsibilities Ensure and monitor quality and compliance with all necessary codes, specifications, safety requirements, and

standards of quality Maintain an “on-site-hands-on” presence on the jobsite at all times Attend bi-weekly superintendent meetings Budgets/Estimates Analyze proposals and recommend subcontractors Coordinate with project coordinator to issue required change orders Review with project coordinator overall project costs on a regular basis (at least monthly) by reviewing financial reports, sub and materials contracts, change orders and original budget Work with project coordinator to prepare weekly Job Status Reports Field Personnel Management Monitor punctuality and attendance of all field personnel (including subcontractors) Schedule subcontractors and monitor quality of work and productivity Promote safe practices and operations on jobsites Monitor quality of work and productivity Conduct annual performance evaluations Schedule Tracking and Analysis Work with project coordinator to build working MS Project schedule Analyze schedule to anticipate and avoid potential schedule delays and manage client's expectations Project Operations Establish and maintain jobsite security, layout and organization Monitor and promote jobsite safety Conduct weekly tailgate meetings Inform job crew of
