The Facilities Manager (FM) will have overall accountability for the operations of the assigned property and will operate the center in accordance with Centennial policies and standards. The FM's primary goals are to maintain the center in a manner that provides safe, functional spaces, while reducing negative environmental impacts and improving profitability, property aesthetics, life safety, and customer satisfaction. The FM will have a thorough understanding of mechanical systems, construction practices, preventative maintenance, and government regulations affecting commercial real estate operations. This position requires a comprehensive understanding of operating best practices and their implications on financial performance. The FM administers the physical operations of the center, oversees general and preventative property maintenance, construction coordination, public safety, housekeeping, and other services, which may or may not be contracted. This position is also responsible for forecasting property expenses, managing capital projects, preparing operational reports, managing physical risks, assisting with local leasing and marketing programs, and resolving Human Resources issues under the guidance of the GM and in line with Centennial policies. The focus is on refining operational methods to improve NOI (Net Operating Income) performance. PRINCIPAL JOB ACTIVITIES: Supervise maintenance staff to ensure high performance and compliance with company policies. Address Human Resources issues collaboratively with HR, the GM, and Property Management leadership. Promote sustainability, energy efficiency, and environmental strategies aligned with the SEE Centennial program. Implement and oversee effective general and preventative maintenance programs, integrating CMMS into daily operations. Manage tenant and landlord construction projects. Oversee supplies and contractor services. Prepare and monitor expenses for capital projects, CAM, and utilities to support budgets and forecasts. Coordinate with accounting to ensure timely payment of invoices. Identify and manage capital projects and multi-year planning. Conduct safety, standards, and compliance audits. Respond promptly to reporting and information requests from regional, corporate, or owner representatives. Assist with events, promotions, leasing, and media activities. Ensure compliance with all relevant regulations. Develop and implement emergency communication and response plans. Manage risks by enforcing contracts, maintaining COIs, and adhering to operating standards. Oversee waste management and recycling programs. Maintain communication with tenants and respond to inquiries. Ensure fire and life safety systems are operational and compliant. Coordinate with inspectors and building departments. Manage procurement processes for supplies and services. Oversee vendor/contractor relationships and contracts. Maintain permits and certificates for vertical transportation and building systems. Assist with risk management and property inspection reports. Establish mentoring relationships with staff, including training and development. Perform other duties as assigned. REQUIREMENTS: High school diploma or equivalent; BA in Facility Management, Business, Information Management, or Engineering preferred or equivalent experience. 3-5 years in property maintenance, operations, or construction management. At least 3 years managing a team. Self-starter with leadership qualities and problem-solving skills. Excellent communication skills. Highly organized with good prioritization skills. Mechanical skills and knowledge of building systems. Proficiency with repair tools and techniques. Ability to lift heavy equipment and stand/walk for extended periods. Proficiency in Microsoft Office and industry tools like building automation systems and CMMS. Availability to work after hours, weekends, and holidays as needed. Project management skills. PHYSICAL DEMANDS: Occasional lifting up to 50 pounds. Regular standing, walking, handling, reaching, talking, and hearing. Occasional climbing, stooping, kneeling, crouching, or crawling. WORK ENVIRONMENT: This role requires rotating weekend duties and working various shifts, including support for emergency responses 24/7, typically with a response time under 30 minutes. This requirement may be waived during approved leave or time off.
