Responsibilities include day-to-day maintenance and minor repairs for the property, common areas and other facilities, including performance of community maintenance work. Work should be performed independently. General supervision is provided by the Building Engineer. ** Ideal candidate: customer service minded with experience in painting, drywall repair, light electrical, snaking drains, light HVAC service, light plumbing, installing faucets, fixing leaks, etc. ** Daily maintenance and common areas of the building and grounds. Prioritize and complete Checklists and Work Orders on a timely basis. Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area, HVAC equipment and Pool area. Maintain the lobby and amenity areas, replace light bulbs; keep the maintenance shop/office areas organized and cleaned and properly care for all tools and equipment. Properly winterize all exterior common areas; power wash entrances; Snow-Blow and/or Shovel snow & apply ice melt to the sidewalks and entryways of all buildings and common sidewalks. Analyze day-to-day maintenance needs, report findings to the Building Engineer; recommend preventive maintenance programs and/or schedules. Requirements include: High School graduate or equivalent. Use of hand tools and small power tools. Ability to prioritize daily assignments and work order requests. Ability to exercise sound judgment in emergency situations. Ability to work tactfully and respectfully with co-workers, homeowners and with general public.
