The Research Manager plays a key role in driving data-informed decision-making at Simon Property Group. This position leads the development and delivery of market intelligence, shopper behavior insights, and property performance analysis to support strategic planning, leasing, development, and marketing efforts. The Research Manager will synthesize complex data into actionable insights and collaborate cross-functionally to guide business strategies and enhance Simon’s competitive advantage. PRINCIPAL RESPONSIBILITIES: The successful candidate’s responsibilities will include, but not be limited to: Lead and manage research initiatives across key markets and properties to support leasing, development, and asset management strategies. Collect, analyze, and interpret demographic, economic, retail, and shopper behavior data from internal systems and third-party sources. Produce high-quality reports, presentations, and maps for executives and business units. Partner with leasing teams to provide relevant market and tenant intelligence that supports negotiations and deal-making. Support development and redevelopment projects with trade area analysis, tenant mix recommendations, and feasibility research. Monitor industry trends, retail performance, and macroeconomic indicators that impact Simon’s business. Analyze and manage propriety and sourced spatial data within a Geographic Information System Ensure accuracy and integrity of data used in decision-making processes. Manage vendor relationships and subscriptions to external data sources. Mentor junior analysts or research staff, fostering their technical and analytical development. MINIMUM QUALIFICATIONS: Bachelor’s degree in Business, Economics, Real Estate, Urban Planning, Statistics, Geography, or related field (Master’s preferred). 5+ years of experience in real estate research, market analysis, consulting, or analytics. Deep understanding of retail, commercial real estate, and consumer trends. Proficient in tools such as Excel, PowerPoint, Power BI, ESRI/ArcGIS, MapInfo, CoStar, and/or other market research platforms. Strong analytical and critical thinking skills; able to draw insights from complex datasets. Excellent communication and presentation skills; able to convey findings clearly to both technical and non-technical audiences. Highly organized, self-motivated, and able to manage multiple projects simultaneously. Team player with a collaborative mindset and a passion for research-driven decision-making.
