Job Responsibilities and Duties:

Perform all Assistant Project Manager’s and Project Engineer’s responsibilities (refer to position descriptions).

Estimate and establish budgets and contract prices (GMP/Lump Sum).

Negotiate cost-effective subcontract and material purchases.

Set up and implement job procedures to ensure timely buyout, shop drawing approval, and material delivery.

Maintain project schedule.

Develop and maintain good relationships with Owners, Architects, and Subcontractors.

Collaborate with the Superintendent to develop and implement safety plans.

Maintain timely and accurate reports to management.

Manage, train, and supervise the project team according to company policies.

Organize regular meetings with management and subcontractors.

Review contract conditions to ensure compliance.

Supervise documentation of significant project events such as accidents, delays, and change orders.

Direct preconstruction services and activities.

Negotiate, prepare, and issue subcontract bid packages.

Assist with business development and participate in interviews.

Maintain quality control and ensure the integrity and excellence of the project.

Support estimating staff, particularly bid item specialists.

Mitigate claims and conflicts.

Complete all project close-out procedures.

Conduct warranty follow-up (1-year warranty walks).

Ensure project completion with full or enhanced fee.

Perform other assigned responsibilities.

Minimum Skills and Experience:

Degree in Engineering, Construction Management, Architecture, or equivalent experience.

Field construction management experience (5-8 years), including supervisory skills.

Leadership, problem-solving, organizational, and communication skills.

Drafting and computer skills.

Fundamental knowledge of contract law and project accounting.

Understanding of project management systems (scheduling, cost control, procurement, estimating).
