Company Overview
Altus Equity Group is a purpose-driven real estate investment firm specializing in multifamily, retail, and industrial assets. We are committed to becoming the best asset management company in the United States. Our focus on transparency, continuous improvement, and long-term value creation drives everything we do — for our investors, residents/tenants, and team.
Role Overview
We are seeking an A+ player — a highly capable, action-oriented Vice President of Asset Management to lead the stewardship of our growing real estate portfolio. This is a key leadership role with broad operational responsibility, overseeing asset strategy, performance optimization, value creation, and execution across the lifecycle of each property — from due diligence to refinance or disposition. In time, this role may evolve toward a broader COO function.
This is not a desk-bound oversight role — we are looking for a doer with strategic horsepower, someone who leads from the front and relentlessly drives performance across assets, people, and processes.
Key Responsibilities
Asset Oversight & Optimization
- Own full lifecycle asset management for all properties: multifamily, retail, and industrial, both through direct asset management and through oversite of the asset management team.
- Collaborate on overarching investment business plans with Acquisitions/Investment Committee, and lead the development and implementation of annual asset-level business plans and strategies
- Monitor and report on property performance against KPIs (NOI, occupancy, collections, etc.)
- Identify and execute value-add initiatives and operational improvements
- Lead or guide rent strategy, capital planning, expense management, and risk mitigation
- Oversee, vet, and hire third-party property management relationships, empowering them for success while holding them accountable for the high level of property management expected.
- Supervise capital projects and ensure timely, budget-compliant execution
- Coordinate closely with acquisitions and finance to ensure seamless transitions into and out of individual property ownership
Acquisition & Disposition Support
- Lead due diligence efforts for new acquisitions (financial, operational, physical)
- Manage closing process with legal, lenders, and internal stakeholders
- Drive strategic planning and execution for refinancing or disposition of assets
Leadership & Team Development
- Serve on the company’s leadership team alongside the CEO and other department heads
- Lead and grow the asset management department, including direct oversight of AM staff
- Oversee accounting and finance functions as appropriate, building the team as the company scales
- Drive a culture of measurement, correction, remeasurement, and continuous improvement
Cross-Functional Integration
This role holds primary responsibility in many of the company’s core activities, including:
- Closing process management
- Construction oversight
- Refinance execution
- Business plan creation and tracking
- Budget creation and monitoring
The VP of Asset Management also supports acquisition and investor relations where needed, ensuring strategic alignment and accurate investor communications.
Ideal Candidate Profile
Must-Haves
- Minimum 7–10 years of direct real estate asset management experience
- Strong expertise in multifamily assets, with exposure to retail and industrial preferred
- Proven ability to lead operational teams, property managers, and vendors
- Experience driving NOI and asset value across diverse portfolios
- Financial acumen with the ability to analyze, report on, and influence property-level and portfolio performance
- Hands-on involvement in due diligence, closings, lender interactions, and construction oversight
- Strong organizational and prioritization skills — able to manage multiple projects simultaneously
Strong Pluses
- Experience managing accounting/finance functions or interfacing deeply with those teams
- Involvement in investor reporting or communications
- Comfortable with change, ambiguity, and a high-growth, entrepreneurial environment
What Success Looks Like
- Improvement in property performance and reporting discipline, long term substantial market out performance.
- Proactive identification and execution of value-creation opportunities
- Streamlined acquisition-to-operation transitions and exit processes
- Clear leadership presence across internal teams and third-party relationships
- Creation of a scalable asset management platform that can expand into broader operations
