$150,000.00/yr - $180,000.00/yr Coda Search is partnering with a dynamic and growing real estate investment and operating firm with offices in NYC. The firm makes investments across all asset classes, including commercial, retail, mixed-use, and student housing, driving long-term value for its investors.

The team is seeking to hire a Manager of Asset Management

to oversee the performance of a portfolio of student housing assets. This individual will be responsible for maximizing property-level performance, supporting value creation initiatives, and partnering with internal and external stakeholders including property management, development, finance, and acquisitions teams. Key Responsibilities: Manage the financial and operational performance of a portfolio of student housing properties, ensuring alignment with strategic business plans. Analyze property-level financials (P&L, NOI, IRR, etc.), monitor budget-to-actual variances, and provide actionable insights to drive performance. Collaborate with on-site and third-party property management teams to implement and monitor asset-level business plans, capital improvement strategies, and leasing goals. Monitor market trends, occupancy levels, rental rates, leasing velocity, and competitive positioning to inform pricing strategies and maximize revenue. Prepare monthly, quarterly, and annual asset management reports for internal leadership and investors. Oversee budgeting, approval, and execution of CapEx and renovation projects, ensuring delivery on time and within budget. Lead annual budgeting processes and provide quarterly reforecasts for the assigned portfolio. Qualifications: Bachelor’s degree in Real Estate, Finance, Business, or a related field; Master’s degree or MBA a plus. 5+ years of experience in asset management, real estate finance, or operations, with a strong preference for student housing experience. Strong understanding of property financials, lease-up strategies, and asset valuation. Advanced Excel and financial modeling skills; experience with Argus or Yardi a plus. Excellent communication and presentation skills, with the ability to interact with executive leadership and investors.
