Job Description
Sr. Project Managers have direct responsibility for all aspects of a single large, complex project or for multiple small/mid-size projects. They lead all phases of a project through its life cycle, including estimating, purchasing, engineering, accounting, construction, safety, and quality assurance activities. Sr. Project Managers bring a higher level of problem solving/solution creation, risk management, communication, and technical expertise to their team(s) and projects. Strong interpersonal and effective communication skills are essential to train, develop, coach, supervise team members, and build relationships with clients and key trade partners.
Responsibilities:
Lead new project pursuits, including proposals, schedules, and cost estimates. Manage Middle and End Game Business Development activities.
Provide expertise in design-build, design-assist, and other alternative project delivery methods.
Plan and execute the bid process, assess, and mitigate risk exposure.
Understand conceptual estimation and unit costs.
Develop estimates during preconstruction and construction phases, including GMP estimates and budgets.
Develop contracts that minimize risk and facilitate subcontractor buyout and agreement execution.
Manage all aspects of project management, including estimating, procurement, change orders, RFIs, budgeting, financial reporting, scheduling, quality control, and close-out.
Ensure permits, inspections, tests, and procurement activities are completed without schedule delays.
Maintain positive relationships with project teams, clients, owners, design teams, and subcontractors through effective communication and management of all OAC activities.
Utilize available resources like VDC, Sustainability, Lean practices, and others to enhance project efficiency.
Collaborate with field management to plan and resolve site issues.
Supervise and develop project staff.
Promote XL culture, policies, safety practices, and uphold high standards of ethics and professionalism.
Knowledge, Skills, and Abilities:
Bachelor’s degree in Construction Management, Engineering, or related field.
10+ years of progressive experience with a strong project background in core markets such as Education, Science/Technology, Civic, and Healthcare.
Industry certifications like OSHA 10, LEED AP, and/or DBIA.
Proficiency with MS Project, PowerPoint, Timberline, and Viewpoint.
Ability to develop detailed project schedules.
Understanding of building permits, trades including MEP, and safety practices.
Strong interpersonal, leadership, and project management skills.
