Responsible for developing and implementing policies, procedures, and programs to ensure a well-managed, well-maintained building. Emphasis on tenant responsiveness, environmental health and safety, and quality programs, aligned with the owner’s goals and objectives. Essential Job Duties
Build positive relationships with owners by being proactive and responsive. Assist senior management in understanding and working with clients to set goals for real estate assets. Prepare timely reports for staff and owners. Enhance service offerings to exceed client expectations. Develop staffing plans, job descriptions, and promote ongoing education for on-site personnel. Manage the annual operating budget and financial reports. Review lease reconciliations and estimates. Set goals for on-site staff, conduct evaluations, and recommend promotions and compensation. Create resource plans to deliver projects within budget and schedule. Prepare lease abstracts and oversee contract services, vendor negotiations, and performance monitoring. Supervise financial transactions and accounting outputs. Conduct weekly site visits and quarterly property inspections. Plan for short and long-term property needs. Ensure compliance with fire, life safety, and environmental safety programs. Maintain a positive internal and external work image. Perform other duties as assigned. Skills, Education, and Experience
Bachelor’s Degree in business or related field; RPA, CCIM, or CPM certifications required. Minimum of 8 years’ experience in property operations. Knowledge of leasing and construction management. Experience managing a portfolio of at least three projects with direct reports. Valid real estate license required where applicable. Compensation and Working Conditions
Salary: $115,000 - $120,000 annually, with potential bonuses and incentives. Work conditions are normal with no significant disadvantages. Additional Information
