JOB TITLE: Maintenance Associate FLSA: Non-Exempt REPORTS TO: Maintenance Manager or Property Manager DATE: July 2015
Job Summary: Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles service requests for repairs and improvements of occupied and vacant apartments to a market-ready status. Works as a team member along with the service staff to ensure the community meets the quality maintenance standards set forth by TISHCO Properties LLC. Must be able to provide your own tools in order to complete the below responsibilities.
Essential Duties and Responsibilities
include the following. Other duties may be assigned in the future and every employee is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.
Prepare or assist in preparing all vacant apartments to a market-ready condition. This may consist of the following tasks:
Paint walls or other structural surfaces Carpentry/Drywall repair Steam clean rugs Install or repair locks, hinges, or related finish hardware Install, repair or replace electrical fixtures or equipment Clean apartment by using cleaning solvents Sweep or mop floors Removes all abandoned furniture, trash and boxes. Transfers to dumpsters or storage area.
Perform routine preventative maintenance to ensure that machines continue to run smoothly, buildings systems operate efficiently, and the physical condition of buildings does not deteriorate. Responds to residents service requests and concerns in a timely manner through work order from rental office. Be on call during evenings and weekends to respond to any resident maintenance emergencies. Call schedule will vary by property. Performs on-call emergency service as requested Order or purchase supplies, materials, or equipment Responsible for monitoring and/or controlling maintenance inventory and/or supplies Move or lift heavy objects Install or repair doors, wood floors, window frames, window coverings, trim or stairs Use building materials for routine building maintenance Fix sinks, showers and toilets by using basic plumbing techniques Maintain repair records Complete work orders within a 24 hour period or if unable, leave note or door card for resident advising them of the delay. Pool maintenance:
Operate within local Health Department guidelines Keep pool clean and free of debris Keep pool water clear in order to maintained an unobscured view of the pool bottom Responsible for using appropriate amount of chemicals in pool Keep immediate area around pool clean and free of debris
Reports any maintenance concerns for repairs on vacant units, clubhouse and/or common areas to the Maintenance Supervisor or Resident Manager Maintains open communication with Resident Manager and/or Maintenance Supervisor Meet all report deadlines set forth by upper Management. Must be honest and ethical in all financial matters, in reports to supervisors other management personnel and in relationships with the residents Represent the company in a professional manner both on and off the property. Landscape Maintenance may include the following:
Mow communal lawn area on property Keeps grounds and common areas free of trash and debris Clean and rake shrub area Shovel mud or dirt when necessary Use blower to keep sidewalks and walking areas clean of loose gravel and brush Use pressure washer to clean common areas Shovel sidewalks and walking areas of snow during winter months
Other job functions:
Attends and participates in training seminars as requested by Management Assists other staff members as needed Delivers various communications to residents as needed Attends and assists in setting up resident functions and activities May be required to drive motorized vehicle on and off property for company business
Qualifications:

Skills, Education and/or Experience: High school diploma or equivalent A valid drivers license and automobile insurance is required One to five years general hands-on maintenance experience HVAC certification is strongly preferred
Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with residents and co-workers.
Reasoning Ability: a. Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram format. Ability to deal with problems involving several concrete variables in standardized situations.

Knowledge : An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
Hand tools – various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc. User-moved Aids – Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders and double ladders Large motor powered tools – motors, pumps, compressors, pressure washers, augers, blower, lawn mower, weed trimmer, lawn edger, and chain saw

Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus Be able to lift 25 pounds and under on a consistent basis (66% to 100% of the time) Be able to lift up to 75 pounds on a frequent basis (33% to 66% of the time) Be able to lift over 75-150 pounds on an occasional need (1% to 33% of the time) Be able to lift over 150 pounds on a rare need (less than 10% of the time)
Note: Lifting and carrying of weights exceeding 50 pounds is often accomplished from one or more persons. Moving aids are also used. Examples of heaviest items lifted include washers, dryers, refrigerators, A/C units, abandoned sofas, etc.
Work Environment: Ability to work indoors at least 50% of the time Ability to work outdoors at least 50% of the time in all weather conditions for extended periods of time Occasional exposure to paint fumes, solvents, adhesives, fumes, flammables, pesticides, cleaning detergents, etc.
