Trademark Property Company is seeking a dynamic Vice President of Property Operations to lead a core segment of its national portfolio. This individual will oversee a portfolio of properties, and build, mentor and empower property leadership, including general managers, property managers, and operations managers . This role will drive portfolio-wide performance, develop operational strategies, and ensure consistency, excellence, and alignment with ownership goals.
As a key leader of Trademark’s Property team, the Vice President of Property Operations will champion company culture, lead onboarding and transition efforts for new properties, execute on special projects, and serve as a strategic partner to asset management, leasing, and development teams. The role requires a combination of team leadership, financial acumen, operational rigor, and a passion for excellence in retail property management.
Requirements
Key Responsibilities
- Portfolio & People Leadership
- Oversee and support property management operations across a designated segment of the national portfolio, ensuring adherence to Trademark’s brand, financial, and operational standards.
- Directly manage and coach a team of property and general managers, driving team development, cross-property consistency, fostering a high-performance, engaged culture.
- Conduct regular property visits and engage in proactive problem-solving to ensure site-level excellence.
- Strategic Operations Management
- Develop, implement, and maintain scalable systems and processes for collections, accounts receivable oversight, tenant relations, vendor management, and reporting.
- Lead the development and execution of annual property operating budgets, capital planning, and forecasting processes in coordination with on-site and corporate teams.
- Actively participate in the creation and implementation of strategic business plans, operational initiatives, and value creation programs.
- Stakeholder Engagement
- Serve as a key liaison to ownership, investors, and internal leadership, translating strategic goals into operational results and ensuring alignment of property performance with investment objectives.
- Provide regular reporting, insights, and recommendations to senior stakeholders and ownership groups.
- Transitions & New Property Onboarding
- Lead all aspects of property transitions and onboarding, including team alignment, process development, and systems implementation to ensure seamless integration into the portfolio.
- Sustainability
- Champion environmental and social initiatives across the portfolio, including energy and water efficiency projects, waste reduction, and other ESG reporting requirements.
- Lead portfolio-wide initiatives such as tenant surveys, operational audits, and best practice rollouts, and develop action plans to address any identified gaps.
- Industry Leadership & Representation
- Represent Trademark at conferences, panels, and webinars, helping to elevate the company’s profile and maintain industry leadership.
- Remain current on industry trends, benchmarking, and innovations that can enhance operational performance.
- Special Projects
- Lead or contribute to strategic initiatives and ad hoc projects that support company-wide goals and cross-functional collaboration.
- Minimum of 10 years of progressive experience in retail real estate operations, with a preference for mixed-use retail environments.
- Demonstrated success in leading and developing geographically dispersed teams and multi-asset portfolios.
- Bachelor’s degree required; CSM, CPM, or similar industry designation strongly preferred.
- Deep knowledge of retail lease administration, property financials, capital planning, and operational compliance.
- Strong financial acumen, including experience with AR management, operating budgets, and financial reporting packages.
- Excellent interpersonal, written, and verbal communication skills with a proven ability to influence stakeholders at all levels.
- Proficiency in MS Office Suite; experience with real estate software platforms such as Yardi or MRI is a plus.
- Demonstrated commitment to sustainability and operational excellence.
- Willingness to travel 25–35% of the time, or as required by the portfolio.
