nJMT is actively seeking a skilled Real Property Specialist/Right Of Way Agent (ROW) to join our team to assist with ROW projects in Maryland as well as surrounding areas when needed. This is an in-office opportunity.

nEssential Functions and Responsibilities
n- n
- Conduct complex title research n
- Prepare land acquisition forms n
- Establish current market value of subject land including non-complex appraisal work n
- Conduct complex negotiations with landowners to secure properties through purchase, donation, or condemnation n
- Assist in the preparation of bid proposals, project estimates, purchase orders, specifications, and drafts contract documents for projects n
- Complete complex relocation assistance work as required in accordance with the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, As amended (Uniform Act) n
- Serve as Project Manager on small non-complex right of way projects n
- Review and understand project maps, drawings, engineering designs, property profiles, titles, appraisals, and schedules n

Required Skills

- Experience in eminent domain land acquisition n
- High school diploma or equivalent n
- 5+ years of related Right of Way experience n
Qualifications Preferred

- The ability to negotiate complex transactions n
- Ability to testify in court and hearings n
- Maintain poise under stressful situations. n
- Land use and acquisition courses particularly courses offered by the International Right of Way Association n
- Real estate experience, familiarity with titles, real estate documents, and legal descriptions n
- Some college course work including real estate classes n
Working Conditions
nThis is an in-office opportunity only. Some work is performed within a general office environment, and field work is also required. Work is generally sedentary in nature, but may require occasional standing and walking. Lighting and temperature are adequate and there are no hazardous or unpleasant conditions caused by noise, dust, etc. within the office environment.
nSignificant field work (50% or more) is required where work may be conducted outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 25 lbs.) may be required as needed.
