The Lead Engineer supports the designated leadership with the daily operations of all building systems across a multi-use property. Responsibilities include hard surface maintenance and repair, operating, maintaining, and repairing all facility system equipment associated with HVAC operations and mechanical and electrical systems. The Lead Engineer will also respond to customer requests, submit and close work orders as necessary, and perform other duties as assigned.

nEssential Functions:
nRepair and maintenance of restroom and breakroom plumbing fixtures.
nClearing drains using a plunger and hand-held auger.
nGeneral labor, such as carrying, stacking, and organizing materials around the job site.
nDebris and trash removal not covered by the janitorial contract or scope of work.
nRepairs and cleaning of HVAC registers, radiators, and return grills.
nMinor furniture repairs.
nMaintaining and/or replacing door hardware.
nRepairing/replacing venetian blinds.
nMaintenance painting in mechanical and electrical rooms.
nTouch-up painting in building common areas and tenant spaces when authorized by property management.
nGeneral cleaning in mechanical spaces.
nGeneral cleaning of exterior entry spaces using vacuum, mop, broom, steam cleaner, high-pressure sprayer, and other cleaning devices or equipment.
nCleaning and painting non-operating mechanical equipment that has been shut down, locked out, and tagged by a Journeyman Engineer in accordance with ABM Lockout/Tagout Program.
nMiscellaneous handyman work requiring limited use of hand tools.
nCleaning roof drains, air vents, registers, and radiators.
nReplacing lamps and cleaning light fixtures.
nBallast replacement per ABM Lockout/Tagout policies.
nReplacing ceiling tiles and floor tiles.
nReplacing air filters.
nCleaning engineering shop areas.
nReplacing fire extinguishers.
nHanging framed objects not requiring the use of power tools other than a cordless drill.
nComplying with client and internal ABM processes and policies.
nPerforming other duties as assigned.

nMinimum Requirements:
nExperience in an office facilities environment is desired.
nWorking knowledge of OSHA safety standards and regulations.
nValid state-issued driver's license and clean driving record.
nExcellent organizational skills and attention to detail.
nAbility to adjust work schedule as needed to support operations.
nProficiency in Microsoft Office.
nPrevious custodial experience is desired.
nAbility to stand for up to 10 hours per day.
nCommercial engineering experience of at least 3 years.
nEngineering skill sets applicable to a range of systems, maintenance programs, and engines.
nCustomer service experience.
nTechnical Skills Required:
nAdvanced knowledge of HVAC systems, including operation, maintenance, and repair of heating, ventilating, air conditioning, and refrigeration equipment.
nProficiency in electrical systems, including troubleshooting, maintenance, and repair of electrical components and systems.
nExpertise in plumbing systems, including installation, maintenance, and repair of plumbing fixtures and piping.
nAbility to operate and assist in operating heating and ventilating equipment, engines, turbines, motors, combustion engines, pumps, air compressors, ice and refrigerating machines, air conditioning units, fans, and siphons.
nAbility to understand, analyze, and seek solutions to the design, operation, maintenance, performance, or repair of vehicles/equipment and their components.
nCapability to develop solutions and implementation plans, project justification, cost/benefit analysis, and overall management of project implementation.
nCoordination of work with other operational groups to ensure safety, regulatory compliance, operational reliability, and operational efficiency.
