Great career opportunity for a motivated Residential Maintenance Technician for our property North Chase Apartments located in Wilmington, NC. Driver's license and reliable transportation required. Must have property maintenance experience, HVAC experience preferred. Rate of pay based on experience level. Pay range:
$19-23/hr For full-time employees, we offer: •2 weeks paid maternity leave, sick pay, holiday pay, and bereavement leave •Paid time off that accrues after 3 months of employment, increasing yearly up to 224 hours of PTO •Tenure incentives and education reimbursements •Employer covers cost of individual medical, dental, and vision insurance coverage •Free basic life insurance •Employer offers medical, dental, vision, basic life, voluntary life AD/D, short term disability, Legal and ID Shield coverages •401k matching up to 6% Essential Job Functions •Arrive daily, attend morning meeting, then begin picking up grounds, and communicate with PM. •Receive assigned work orders and begin with work orders that carry the highest importance. •Return signed completed work orders into office with notes of time and supplies used. •Inform supervisor of any supplies needed and confirm invoices received. •Walk vacant units and create punch lists of work needed. •Work on turn units, coordinate all your efforts around any vendors that may be called in. •Perform extermination work as needed. •Comply with fair housing laws. •Maintain property level safety by checking fire escape routes for obstructions and all fire safety equipment, keep records of safety checks and yearly preventative maintenance. •Passes out notices and delivers correspondence as needed. •Participates in on-call for emergencies. •Complies with standard safety programs and procedures and updates MSDS book as needed. •Organize shop and perform other duties as needed. •Handles all property maintenance needs including but not limited to carpentry, painting, electrical, plumbing, HVAC, sheet rock, floor repair, cabinet and counter repairs. •Perform other duties as assigned. Education/Experience High school diploma or GED, or one to two years related experience and/ or training or equivalent combination of education and experience. Certificates and Licenses HVAC Certificate, Universal Chlorofluorocarbon Certificate, Pool and Spa Operator Certificate may be required. Math, Reasoning and Language Ability Must be able to read a ruler and have a understanding of measurement concepts and perform basic math equations. It is necessary to be able to define problems, troubleshoot issues to form a solution. Should be able to read and interpret documents such as safety rules, procedure manuals, operating and maintenance instructions. Must be able to write routine reports, speak effectively and professionally to coworkers, vendors and residents. Physical Demands Must be able to bend, kneel, walk on a variety surfaces and terrain, able to climb stairs, frequently lift 10-25 lbs, occasionally lift up to 100 lbs, and work in the outdoor elements when troubleshooting or traveling to different locations.
