disabilities in their homes and communities. We are hiring a part-time Maintenance Technicianto oversee five residential group homes and one two-story office building in Northeast Philadelphia.

Qualifications Valid driver's license with a 5-year clean driving record Satisfactory completion of pre-offer physical examination, background clearances, and drug test At least two years experience working in the field of maintenance, including basic plumbing, electrical, carpentry, mechanical, and repair work Able to work well with minimal supervision Ability to prioritize tasks and follow specified procedures

Physical Demands The physical demands described here are representative of those that an employee must meet to perform the essential functions of this job successfully. Heavy lifting is required. Must be physically capable of lifting 50 pounds unassisted While performing the duties of this job, the employee is regularly required to stand, walk, sit, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear. Frequently required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee primarily works in an indoor environment, exposed to adverse weather conditions as well as dirt and/or dust.

Maintenance Key Responsibilities Will complete all necessary safety and maintenance needs in compliance with State, Federal, and Company Mandates and 6400 Regulations Responsibilities include diagnosing, troubleshooting, repairing, and maintaining heating, ventilation, and air conditioning (HVAC) units, as well as electrical appliances, outlets, light fixtures, plumbing, carpentry, locks, and other related systems. May perform painting projects ranging from full interior painting of property units to minor touch-up and repair of walls and sheetrock Complete inspections of homes, apartments, and office space as needed Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol Adheres to safety and hazard communications programs, policies, and procedures, and maintains a safe work environment. Maintain a well-organized facility office, ensuring tools and supplies are inventoried and neatly stacked or arranged. Manage maintenance files as requested or required. May work irregular hours (evenings, weekends), including on-call, as required due to maintenance emergencies Mentor Office Facility Employees Co-Chair the monthly Health & Safety Committee Perform other maintenance duties as requested
