Job Summary: Shows and leases apartments to prospective residents. Is customer focused and service oriented and strives to make current residents feel welcome and comfortable in their community. Assists Resident Manager in personnel functions, advertising, and resident relations. Works as a team member along with the service staff to ensure the community meets the quality of standards set forth by Dewar Properties, Inc. Essential Duties and Responsibilities
include the following. Other duties may be assigned in the future and every employee is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. 1. Leasing/Marketing: a. Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective residents and residents meet. b. Greet all incoming traffic that enter the office in a courteous and professional manner c. Assist residents with questions or concerns d. Meet with prospective tenants to show property and explain terms of occupancy. e. Maintain an awareness of local market conditions and trends. Contributes ideas to the Resident Manager for marketing property and for improving resident satisfaction. f. Collect rent g. Reviews and approves or rejects resident applications h. Complete the required resident documents as required by the corporation, HUD, and LIHTC. i. Understands and complies with the state landlord-tenant and Fair Housing laws and standards. j. Process rent deposits
2. Administrative: a. Answers incoming phone calls in the office in a courteous and professional manner. b. Completes all lease applications and conducts application verification c. Types various resident communications as needed d. Organizes and files appropriate reports, leases and paperwork. e. Sends thank you notes and follows up with prospective tenants f. Stamps, sorts and distributes mail g. Photocopies documents h. Inventories office supplies and reports to manager i. Delivers items to other business establishments

Management/Leadership a. Ability to work independently as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact on a consistent basis. b. Meet all report deadlines set forth by upper Management. c. Responds to emergency situations that occur on the property. d. In collaboration with Resident Manager, assigns employees to duties such as maintenance, repair or renovation and obtain bids for additional work from outside contractors e. Communicates openly and honestly with employees and Resident Manager f. Able to work with people in such a manner as to build high morale and obtain group commitments to goals and objectives. g. Must be honest and ethical in all financial matter, in reports to supervisors, other management personnel and in relationships with the residents. h. Represents the company in a professional manner both on and off the property.
4. Other job functions: a. Inspects property, picks up litter and reports any service needs to maintenance staff. b. Attends company meetings when requested. c. Assists other staff members as needed d. May be required to drive motorized vehicle on and off property for company business e. Performs any additional duties assigned by manager

Skills, Education and/or Experience: a. High school diploma or equivalent b. A valid driver’s license and automobile insurance is required c. Previous experience with property management preferred. d. Must be able to utilize common office equipment such as (but not limited to) copiers, fax machines, phone systems, work stations and laptop computers. e. Know or be able to learn computer software specific to each property (i.e., rent roll, One Site and/or Classic). f. Strong customer service skills required Language Skills: a. Ability to speak effectively with residents and co-workers. Mathematical Skills: Ability to add and subtract, multiply and divide. Ability to perform these operations using units of American money and weight measurements, volume and distance. Reasoning Ability: a. Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram format. Ability to deal with problems involving several concrete variables in standardized situations. Physical Requirements:

Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, cleaning detergents, etc.
