The
Senior Manager - Existing Restaurant Assets
plays a critical leadership role within Inspire Brands’ Real Estate team, responsible for protecting and enhancing the value of a defined portfolio of existing real estate assets. This is a
player-coach
position that manages two direct reports while actively engaging in complex lease negotiations and strategic asset planning. The ideal candidate will possess a strong understanding of lease management, real estate economics, franchisee operations, and cross-functional collaboration. Key Responsibilities Leadership & Team Development Lead and mentor a team of two Asset Managers within a defined territory. Provide hands-on guidance and development, while also actively managing a subset of assets. Ensure team alignment with brand priorities, OKRs, and real estate objectives. Serve as an escalation point for complex negotiations and franchisee issues. Portfolio & Lease Management Protect the long-term health of the Inspire lease portfolio by proactively managing key real estate terms. Extend lease option periods to preserve site control and future flexibility. Lead negotiations for rent reductions, early renewals, or strategic lease restructures. Monitor lease expirations, renewal windows, and risk exposure across assigned geography. Cross-Functional Collaboration Act as a liaison between Real Estate and internal groups including Franchise Finance, Legal, and Accounting. Partner with field leadership across brands (Dunkin’ RVPs, Arby’s, SONIC, Buffalo Wild Wings VPs of Operations) to align on asset decisions and operational impact. Review and interpret financial models related to store performance, rent-to-sales ratios, and return on invested capital. Provide strategic input into closure analysis, lease workouts, and portfolio rationalization. Process & Systems Oversight Review and approve DealPath requests prior to formal leadership escalation. Support compliance with internal real estate controls and Inspire approval processes. Collaborate with Legal and Lease Administration to ensure lease terms and amendments are accurately reflected in systems. Preferred Qualifications: 3-5+ years of experience in asset management, real estate, or lease administration, preferably in the restaurant, retail, or franchise industries. Proven experience negotiating leases, extensions, or rent relief. Strong financial acumen and comfort reviewing P&Ls and return models. Ability to communicate with senior leadership and franchisees in a clear and professional manner. Demonstrated leadership experience, ideally in a player-coach or small team management capacity. Bachelor’s degree in business, Real Estate, Finance, or related field required.
