Maintenance Technician

The Maintenance Technician ensures the integrity of building systems by performing routine maintenance and minor repairs while supporting the efficient operation of equipment. This role provides hands-on support for general maintenance tasks under the supervision of the Chief Engineer or Assistant Chief Engineer. Essential Duties and Responsibilities: Perform repairs in restroom facilities, including toilets and soap dispensers; clear drains using plungers and handheld augers. Conduct general labor tasks, such as carrying, stacking, and sorting materials; debris removal. Safely use employer-provided vehicles to travel for parts and supplies, adhering to all traffic laws. Maintain and/or replace door hardware; handle minor furniture repairs and floor maintenance; and conduct basic painting tasks in equipment rooms; and perform general cleaning in mechanical spaces. Perform maintenance tasks as assigned; conduct cleaning and inspections of engineering areas, mechanical spaces, and equipment. Replace lamps, air filters, ceiling tiles, and fire extinguishers. Follow safety protocols and use PPE for all tasks; ensure compliance with OSHA, NEC, NFC, NFPA regulations at all properties; promote safe working environments by reporting hazards; participate in safety audits. Communicate verbally and in writing with teammates, leadership team, vendors, tenants, and client employees in a professional manner, keeping the appropriate customer(s) informed/updated as needed. Interact with tenants, engineers, and contractors while carrying out maintenance tasks. Perform other duties as assigned. Qualifications: HS Diploma or GED required Technical or vocational training, and/or 1-2 years of on-the-job training in one or more of the following areas: HVAC, electrical, mechanical, process controls, or plumbing Basic working knowledge of laptop and phone applications for work order and facility operation systems as well as basic skills with Microsoft Outlook Possess engineering and trade licenses required according to local, state, or national requirements Familiar with fire/life safety equipment/procedures Proven track record of delivering excellent internal and external customer service; ability to successfully interact/communicate with tenants/vendors/contractors as well as teammates and leadership team Familiarity with blueprints and code requirements Ability to work after hours, weekends, holidays, and during emergency situations as necessary to meet the needs of the client Possess competent knowledge of use and care of tools Ability to read and write English in order to understand manuals and procedures, and write reports. Exhibit willingness to develop proficiency in basic hand tool operation and mechanical repairs and gain exposure to HVAC, plumbing, and electrical systems. Physical Requirements: Ability to stand, walk, climb ladders, and lift up to 50 pounds; perform physically demanding tasks such as stooping, crouching, and kneeling.
