Position Description
The leasing agent must be knowledgeable, friendly, energetic, and have a dynamic personality. The role is primarily sales-focused, emphasizing customer satisfaction, meeting goals, and achieving results. Responsibilities include managing the entire sales process, minimizing vacancies, maximizing occupancy and tenant retention, assisting with marketing plans, and providing excellent customer service. The leasing agent acts as the community's face, knowledgeable about the surrounding area and capable of selling it. This position reports directly to the Property Manager. Must specialize in Affordable Housing and Tax Credit.
Essential Functions
Greet, pre-qualify, build rapport, follow up, and close leases with prospects via phone, email, and site visits.
Conduct community and apartment tours, handle objections, and highlight features and benefits.
Implement site leasing criteria to pre-qualify and process applicants efficiently.
Ensure timely processing of rental applications, targeting under 30 days for affordable and 14 days for market rate applications.
Handle denial/ineligible letters promptly and in accordance with TCB policy.
Maintain accurate waiting and transfer lists, updating and purging as per policy.
Manage prospect, applicant, and resident data using standardized forms and site logs.
Compile reports on traffic, leasing, work orders, and area info for management.
Conduct rent comparison studies quarterly or as needed.
Assist in developing and implementing marketing strategies, including events and advertisements.
Collect application fees and deposits as applicable.
Complete lease packages, including renewals, notices, and questionnaires.
Follow up with prospects within 24 hours and residents within 30 days of move-in.
Schedule and conduct move-in orientations and inspections, maintaining resident handbooks.
Manage the appeal of the rental office show unit and vacants.
Schedule leasing office hours to meet results, including evenings, weekends, and holidays.
Adhere to the AFHMP (Affirmative Fair Housing Marketing Plan) as applicable.
Maintain professional conduct at all times.
Additional Responsibilities
Assist occupancy specialists as needed.
Complete special projects as assigned.
Knowledge, Skills, and Abilities
Self-motivated with minimal supervision.
Strong problem-solving, sales, customer service, organizational, and communication skills.
Attention to detail and the ability to make a positive first impression.
Knowledge of Federal Fair Housing Laws and guidelines; familiarity with LIHTC applications preferred.
Excellent verbal and written communication skills.
Basic computer skills (Word, Excel, Outlook).
Physical Demands & Work Environment
Require sitting, walking, talking, hearing, using hands, stooping, kneeling, crouching, reaching, and stretching.
Occasional movement around the building/site.
Visual abilities include close, color, peripheral, depth perception, and focus adjustment.
Occasionally lift/move up to 20 pounds.
Travel may be required.
Must meet deadlines and work under pressure.
Education & Experience
High school diploma or higher.
At least one year of leasing and affordable housing experience.
