Description:

We are seeking a highly experienced and technically skilled Facilities Maintenance Manager to oversee facilities operations across two warehouse and distribution centers, totaling 200,000 square feet. This role is responsible for 24/7 coverage and leads a team to maintain all critical infrastructure in support of food distribution and cold storage operations. The Facilities Maintenance Manager ensures compliance, safety, and uptime of all facility systems, and manages both internal technicians and external contractors.

This is a hands-on leadership role requiring deep experience in HVAC (Heating, Ventilation, and Air Conditioning), electrical, plumbing, fire/life safety systems, solar energy, Building Management Systems (BMS), sprinkler systems, and general warehouse maintenance.

Essential Functions:

Facility Oversight – Percentage 60%

Provide leadership and day-to-day management of facilities operations across DC and VA facilities. (Commuting will be required) Ensure 24-hour coverage through staffing plans, on-call schedules, and emergency protocols. Oversee all warehouse systems including:

Building Management Systems (BMS) for HVAC, lighting, and mechanical controls Sprinkler systems and fire safety equipment in partnership with vendors such as BFPE (Baltimore Fire Protection Equipment) or equivalent Backup generators and Uninterruptible Power Supply (UPS) systems Elevators, dock doors, roll-up gates, and material handling infrastructure Security access systems, alarms, and cameras Cold storage/freezer units Solar panel infrastructure

Preventive and Corrective Maintenance – Percentage 10%

Develop and maintain a robust Preventive Maintenance (PM) schedule using a Computerized Maintenance Management System (CMMS). Respond promptly to equipment breakdowns and perform corrective repairs. Lead facility audits and inspections to ensure optimal performance and compliance.

Compliance and Safety – Percentage 10%

Maintain facility compliance with all federal, state, and local regulations including:

OSHA (Occupational Safety and Health Administration) NFPA (National Fire Protection Association) ADA (Americans with Disabilities Act) AIB (American Institute of Baking) annual audit – Food and Safety

Ensure up-to-date records of inspections, testing, permits, and safety logs.

Team and Vendor Management – Percentage 10%

Lead, train, and develop a facilities maintenance team, ensuring strong communication, accountability, and performance. Manage external vendors and contractors for specialized services (e.g., elevators, HVAC, fire safety, landscaping). Oversee janitorial, lawn care, snow removal, and parking lot maintenance.

Budgeting and Strategic Planning – Percentage 10%

Develop and manage the annual facilities maintenance budget, including planning for capital improvement projects. Track spending and identify cost savings through vendor negotiations, energy management, and lifecycle planning. Support long-term facilities planning, including expansion, renovations, system upgrades and supervisory responsibilities.

Qualifications

Requirements :

Minimum 7 years of experience in facilities or maintenance management in a warehouse, manufacturing, or food distribution environment. In-depth technical knowledge of:

HVAC, refrigeration, plumbing, electrical systems Fire/life safety, sprinklers, and alarm systems BMS, solar, UPS, generators

Proven experience managing 24/7 facility operations and multi-site responsibilities. Proficient in CMMS and Microsoft Office applications. Strong leadership, troubleshooting, and project management skills.

Preferred Qualifications :

Bachelor’s degree in Facilities Management, Engineering, or related field. Professional certifications such as:

CFM (Certified Facility Manager) BOC (Building Operator Certification) EPA Universal HVAC Certification

Background in regulated environments (FDA, USDA, food-grade warehouses). Familiarity with LEAN or 5S facility practices.

Other Skills, Abilities:

Strong leadership and communication skills to ensure effective teamwork across departments and timely task completion. Experience in fostering cooperative work environments using an effective leadership style. Experience working in a warehouse and/or non-profit environment. Ability to lead diverse teams and drive performance. Demonstrated ability to creatively solve problems and implement improvements to processes and systems.

Physical Demands/Working Conditions

This role is based in a warehouse setting with some exposure to outdoor elements during the workday. Frequent interaction with moving forklifts and pallet jacks. Regular exposure to cooler and freezer temperatures.

Reporting:

This role reports to the Managing Director and Senior Manager of Operations.

Compensation:

The anticipated base salary for this position is $83,818 to $93,678. The actual base salary offered will depend on a variety of factors, including without limitation, the qualifications of the individual applicant for the position, years of relevant experience, level of education attained, certifications or other professional licenses held, and if applicable.

Schedule:

Regular work hours are Monday - Friday from 5 AM to end of day; with weekends or extended hours as assigned for special events or projects.
