Maintenance Technician

Job Location: Franke at Seaside Active Lifestyle - Mt Pleasant, SC Job Summary

The Maintenance Technician is responsible for assessing the condition of buildings, grounds, and equipment, performing repairs, cleaning, and preventive maintenance. This includes tasks in carpentry, plumbing, electrical work, and refurbishing as required. The Maintenance Technician ensures that the facility remains in excellent condition, complies with safety standards, and supports the daily operational needs of the facility. Duties and Responsibilities

Building and Grounds Maintenance (40%)

Inspect buildings and grounds daily and perform simple mechanical or electrical repairs as needed. Regularly check and correct circuit breakers, perform carpentry work, lay/replace tiles, and paint surfaces. Conduct simple plumbing repairs, such as unclogging toilets, and perform maintenance on televisions and other equipment.

Preventive Maintenance (15%)

Follow maintenance schedules and perform preventive tasks, such as replacing light bulbs, exit lights, overhead lights, and room call lights. Ensure that equipment, tools, and supplies are properly maintained and stored.

Safety and Emergency Repairs (15%)

Report any unsafe conditions, defective equipment, or hazardous situations immediately to the supervisor. Respond promptly to unscheduled maintenance tasks and emergency repairs to ensure safety and compliance with regulations.

Compliance and Training (10%)

Follow all HIPAA privacy regulations, maintaining confidentiality for residents and staff. Attend all mandatory in-services, meetings, and training sessions to stay up-to-date with policies, safety procedures, and regulations. Provide exceptional customer service and high-quality care by showing compassion and empathy towards residents and their families.

Collaboration and Communication (10%)

Work closely with other departments to address maintenance needs and ensure smooth operations. Maintain a cooperative relationship with staff, residents, and other personnel by communicating effectively and tactfully.

Documentation and Reporting (5%)

Ensure that maintenance tasks are documented accurately and any incidents or equipment failures are reported to the supervisor. Maintain work areas and equipment in a clean and orderly condition before leaving the job site.

Other Duties as Assigned (5%) Qualifications

Education:

High School diploma or equivalent required. Experience:

Two (2) to four (4) years of previous repair/maintenance experience required. Skills:

Ability to make independent decisions and follow written and oral instructions. Strong carpentry, plumbing, and electrical troubleshooting skills. Must be able to work harmoniously with other personnel and handle residents regardless of their maturity level. Physical Requirements

Regular standing, walking, bending, reaching, and lifting up to 50 pounds. Must be able to work in various environments including indoors and outdoors, and under varying weather conditions. Must have a valid South Carolina driver's license.
