Position Summary: The Director of Construction will oversee capital improvement and renovation projects across a portfolio of multi-family communities. This individual will work closely with internal leadership, on-site teams, contractors, and ownership groups to ensure successful execution of construction initiatives, from planning to completion. Key Responsibilities: Collaborate with Regional and Community Managers, executive leadership, and ownership to define project scopes for interior and capital improvements. Lead pricing and procurement of materials for renovation projects. Select and manage contractors, ensuring quality and cost-effective delivery. Oversee execution of Capital Project/Renovation contracts, including managing change orders. Perform capital due diligence of new management or acquisition by providing a comprehensive assessment, report, and capital budget of a property's physical exterior, mechanical, and structural integrity that may affect the property's value, profitability, or code compliance. Prepare and submit capital expense worksheets and construction management breakdowns. Participate in all construction and capital project planning calls. Troubleshoot complex site issues and provide direction to both internal teams and external vendors. Conduct due diligence on new acquisitions or management transitions, delivering detailed assessments, reports, and capital budgets. Ensure projects are delivered on time, within budget, and to the client’s satisfaction. Maintain strong communication and relationships with clients and stakeholders. Manage bid collection and evaluation, ensuring consistent scopes and sound recommendations. Qualifications: Bachelor's degree ; degree in Construction Management is a plus 2–5 years of experience in construction project management, ideally with a focus on multi-family or single-family renovations. At least 1 year of experience in real estate, construction appraisal, or property analysis . Valid driver's license and willingness to travel company-wide as needed. Proficiency in Microsoft Office Suite and general project management tools. Strong leadership, problem-solving, and organizational skills. Ability to manage multiple projects, prioritize tasks, and adapt in a fast-paced environment. Excellent interpersonal communication and customer service skills. Must be proactive, detail-oriented, and possess a collaborative, can-do attitude. Commitment to safety and environmental regulations.
