About the Position

The Senior Real Estate Manager is responsible for managing and executing real estate initiatives across a portfolio of logistics and warehouse facilities in North America. Working within a fast-paced third-party logistics (3PL) environment, this role supports customer growth, new facility development, and real estate strategy to ensure scalable, cost-effective site solutions. The Senior Manager will handle lease negotiations, site selection, and cross-functional coordination to support operations, business development, and facility expansions.

Functions

• Responsible for real estate market intelligence, surveys, site selection and pricing during the RFP process

• Evaluate location criteria including labor, access to transportation corridors, proximity to customer hubs, and building specs

• Negotiate incentives and tax abatements with local, county and state municipalities, letter of intents, leases, amendments, renewals and termination agreements.

• Manage lease administration activities, including but not limited to, lease abstraction into Costar Lease Management software, critical date tracking and reporting, maintaining applicable legal documents and pertinent information in the system and lease files. (i.e. certificates of insurance, amendments, SNDA's, estoppel certificates, letters, etc.), landlord and developer relationships.

• Manage all financial activities, including rent payments, financial analysis, rent roll creation, annual reconciliation audit, budget and forecast reporting and capital expenditure requests.

• Ensure all real estate practices adhere to corporate policies, local regulations and environmental standards

• Oversee vacant space within the portfolio and report key metrics such as sq ft, cost exposure

• Manage 3rd party real estate brokers, contractors, consultants and outside counsel supporting Kenco corporate real estate.

• Partner as a real estate lead during M&A transactions - conducting due diligence on acquired real estate leases and post close integration activities

• Partner with cross-functional business units - Senior Leadership, Sales, Operations, In-house Counsel, Risk Management, Project Management and Security.

• Oversee vendors and service agreements/addendums and prepare bids as necessary; perform regular performance audits of all vendors and/or service contractors.

• Support facility retrofits, tenant improvements, and build-outs to meet specific customer and operational needs.

• Support in budgeting, forecasting and ongoing variance reporting.

• Assists in special real estate projects as requested by leadership.

Qualifications

• Bachelor's degree in business, Real Estate or another related discipline preferred.

• 10years of corporate and commercial real estate experience required with at least two years of experience in third-party logistics or distribution warehousing preferred.TN affiliate broker real estate license required or willingness to obtain license within first year of employment.

• CCIM or MCR designation preferred.

• Excellent working knowledge of Microsoft Office products (i.e. Word, PowerPoint, Excel, and Outlook).

• Self-directed with demonstrated ability to effectively organize and manage time.

• Experience in producing results in a dynamic and fast-paced environment.

• Ability to work with a diverse workforce and cross functionally to build strong internal partnerships.

• Ability to adapt quickly to changing projects/priorities.

Travel Requirements

• This position is expected to travel approximately 25% - 50%.

• Will be required to have a valid passport to travel to Canada
