Job Title: Project Manager
Multi-Family Construction Location: San Diego, CA Employment Type: Full-Time (Transition from 1099 Possible) About the Opportunity: We have been hired by a retained client to conduct a confidential search for a Project Manager specializing in multi-family construction. Our client is a growing real estate development company focused on multi-family projects ranging from 10 to 30 units, including smaller ground-up developments and infill projects. With three 13-unit, 3-story builds set to break ground in the next 34 weeks and 24 additional projects in the pipeline, they are seeking a skilled and hands-on Project Manager to lead these projects from inception to completion. Key Responsibilities: Manage multi-family projects (1030 units) through all phases of development, including pre-construction, permitting, construction, and close-out. Oversee scheduling, budgeting, and on-site operations to ensure timely and cost-effective delivery. Coordinate directly with subcontractors, architects, engineers, and inspectors. Navigate permitting and regulatory requirements within San Diego County, ensuring all local, state, and federal guidelines are met. Act as the primary point of contact for all project stakeholders, maintaining clear and consistent communication. Mitigate risks and address challenges proactively to avoid project delays. Prepare project status reports, documentation, and financial summaries as required. Qualifications: 5+ years of experience managing multi-family projects, ideally within the 1030 unit range. Proven experience with ground-up developments and infill projects. Strong knowledge of San Diego permitting and zoning regulations. Ability to manage schedules and budgets independently, with minimal oversight. Excellent communication, leadership, and organizational skills. Familiarity with project management software (Procore, Buildertrend, or similar) is a plus. Additional Information: This role is designed to start as a 1099 contractor due to initial project timelines. However, the intention is to transition the right candidate to a full-time position as projects ramp up. This is a unique opportunity to grow alongside a rapidly expanding portfolio of multi-family developments.
