Benefits Eligible Full-Time Benefit Eligible Work Shift Variable - 12 Hour Shift (United States of America) Department 8460 Maintenance-KHMC Under general supervision performs work of average to considerable difficulty in the journey-level performance of building maintenance and repair of the hospital facilities, office facilities and equipment, to include the primary fields of electrical; heating, ventilation and air conditioning (HVAC); plumbing, etc. Qualifications License/Certification Required: Valid California Drivers License. Must provide DMV report prior to offer being made. No driving infractions 5 years prior to hire or during time in this job. Infractions include DUI, Suspended or Revoked License, Reckless Driving. Kaweah Health approved crisis intervention training within 60 days of hire/transfer. Experience Required: Five years of full-time experience as an electrician, equipment mechanic, co-generation plant mechanic or bio med electrician; or Three years of full time experience as specified above plus apprentice or educational training from an approved trade or vocational school to total five years of experience/training; or Associate's degree in Electronics, or equivalent military training, plus three years experience in component level electronics repair, preferably in the Healthcare field. If assigned to Construction Services: Three years of construction experience of any trade plumbing, electrical, mechanical/HVAC, framing drywall, painting, concrete, cabinetry, or flooring. Department Specific Requirements Must have a personal cell phone for work purposes, preferably AT&T. Stipend will be provided. Testing Must meet ladder requirements as determined/approved by Maintenance Management if assigned to General (journeyman). Job Responsibilities Essential Assists maintenance persons with designated tasks as assigned by Maintenance Supervisor, Facilities Manager, or Clinical Engineering Manager routinely and in an on-call capacity. Installs, repairs, replaces and maintains systems and components, equipment, and apparatus in or on buildings or structures in accordance with provisions of the National Plumbing Code, National Electrical Code, California Administrative Code, Joint Commission directives, Title 22, NFPA and ISO 9001 as well as pertinent plans, specifications, or job orders. Troubleshoots assigned equipment by reading prints, circuits, and operational manuals to determine defective components. Capable of learning attributes of new equipment and solving problems with numerous vendors. Understands that each individual will be assigned primary responsibility in their specialty, and will be primarily responsible for all Kaweah Health equipment. Addendum (essential for specific dept) HVAC: Performs routine checks and repairs and adjusts as necessary air balances thermostats and pneumatic control devices. Capable of performing various welding techniques including arc welding and oxygen/acetylene welding. Understands and works with different mechanical ice, heating and cooling units; capable of trouble shooting compressors, fan units, refrigerant systems. Holds current EPA refrigeration certification. Has knowledge of sheet metal fabrication to resolve problems in the field. ELECTRONICS: Uses oscilloscope to analyze electrical circuit conditions. Knows solid state circuitry and able to identify and replace circuit board components. Understands circuit schematics and able to trace paths of electricity to identify faulty components. Able to obtain and solder new components into existing boards. Understands computer linkages to operational control circuits of typical Kaweah Health equipment. CO-GENERATION: Operates the plant safely and in a manner that optimizes plant and equipment efficiencies, controls generator output to match the phase, frequency, and voltage of electricity supplied to panels, minimizes energy consumption and operating costs, adjusts controls to generate specified electrical power or to regulate the flow of power between generating stations and the power grid, maintains system reliability and minimizes downtime. Operates the Central Heating & Cooling Plant consisting of centrifugal chillers, steam absorption chillers, boilers, pumps, variable frequency drives, hydronic piping systems, cooling tower, and Energy Management System (EMS). Maintains a preventative maintenance for plant equipment. Performs routine maintenance and repair work on plant equipment. Acts as caretaker of the Central Plant site and building. Diagnoses operational problems, control and equipment malfunctions, and initiates corrective action. Schedules equipment, control systems, and monitor plant operation using the Energy Management System (EMS). Monitors and tests the quality and chemical treatment of cooling tower, boilers, and hydronic systems. Monitors hot and chilled water flows, pressures, and temperatures. Makes adjustments in chillers and boilers as needed to meet load conditions. Operates, repairs and monitors variable frequency drives, motor starters, and electrical switch-gear. Reads and records operational data for systems and equipment and set/adjust plant and equipment operating pressures and water levels. Maintains records of plant and equipment performance and maintenance/repair work performed on equipment Prepares maintenance schedules and maintenance procedures for equipment and coordinates and monitors maintenance work performed by contract vendors. Maintains and provides maintenance on equipment and equipment parts, i.e., lubrication of pump and fan bearings, gear boxes, linkages, and moving parts, replaces pump seals and aligns shafts, cleans and wipes down equipment, etc. GENERAL (journeyman): Works from complex blue prints, wiring diagrams, shop hand books, layouts and other specifications (written or verbal) to determine materials and working procedures needed in the maintenance of facility machinery, equipment and structures. Installs, maintains, repairs, dismantles, overhauls reassembles, adjusts and tests various types of facility machinery, equipment structures and electrical or electronic equipment and component parts. Plans and performs work requiring a thorough knowledge of electrical or electronic principles, wiring specification codes, properties of various materials, principles of operation and application of electrical or electronic equipment such as motors, switches, control boards, generators, circuit breakers, electronic inspection units, etc. Welds, brazes, scrapes, solders, cuts, etc. various types of metals necessary for maintenance repairs and fabrication of new components and equipment. Performs a variety of trade functions such as a plumber, mason, carpenter and sheet metal worker, etc. in performance of duties which require the necessary skills and working ability. Constructs rigging and scaffolding; moves heavy machinery and equipment; lubricates greases, oils, etc., facility machinery and equipment. GROUNDSKEEPER: Supports primary area of Downtown Campus, with trips to support other campus sites. Performs general pick-up and cleaning of brush, debris. Plants and tends seasonal flowers. Power washes sidewalks and walls. Performs general care and maintenance of creek areas (beds and sidewalls). Maintains mulch areas and sprinkler systems. Performs general repair and maintenance of fencing. Cleanse and flushes storm drain. Performs parking lot general maintenance (weeding/touch-up striping, etc). Supports annual facility assessment process report (Red/Yellow/Green report). Plans/schedules contractor. Additional Demonstrates the knowledge and skills necessary to provide care and services appropriate to the population served on the assigned unit or work area. Performs other duties as assigned.
