The Utility Maintenance Technician (UMT) plays a crucial role in maintaining the exterior and common areas of the property, ensuring a clean, safe, and well-kept environment for residents. This position involves general property maintenance, minor repairs, landscaping duties, and assisting with plumbing and electrical tasks as needed. The ideal candidate is proactive, detail-oriented, and capable of working independently while providing excellent customer service. Key Responsibilities

Property Maintenance & Groundskeeping

Maintain clean and orderly exterior grounds, including walkways and common areas. Perform landscaping tasks such as hedge trimming, watering new plantings, and leaf/debris removal. Empty and maintain pet waste stations and curbside trash three times per week. Issue and collect exterior hose bibs as needed during seasonal changes. Assist with snow removal services when required. Repairs & Installations

Replace and maintain exterior lighting fixtures as needed. Support minor plumbing and electrical repairs, assisting maintenance staff as required. Conduct preventive maintenance on landscaping equipment and company vehicles. Customer Service & Communication

Maintain clear communication with the maintenance supervisor, property managers, and residents. Address resident inquiries and complaints with professionalism and empathy. Uphold a positive and professional attitude while interacting with vendors and team members. Qualifications & Skills

Education & Experience:

5-10 years of experience in property maintenance, landscaping, or building upkeep (apartments, office buildings, or condominiums). Basic knowledge of electrical and plumbing systems. Technical Skills:

Proficiency in using hand and power tools such as drills, saws, and pipe cutters. Ability to operate landscaping equipment and perform minor vehicle maintenance. Valid driver's license with a clean driving record. Soft Skills:

Strong time management and problem-solving abilities. Excellent communication skills for coordinating with supervisors and residents. Ability to work independently with minimal supervision. Strict adherence to safety protocols to prevent injuries.
