SUMMARY:

The Sr. Facility Maintenance Technician is responsible for monitoring and maintaining the operations of all equipment and building systems; including, but not limited to, HVAC equipment, BAS, kitchen equipment, generators, air compressors, electrical and plumbing systems. This position responds to all system failures by taking appropriate corrective action and completing or assigning the repairs needed to ensure that systems are operational and are functioning safely and efficiently.

TYPICAL CLASS ESSENTIAL DUTIES

(These duties are a representative sample; position assignments may vary.)1.Performs skilled and semi-skilled maintenance activities including the maintenance of building equipment and systems (e.g. HVAC equipment and electrical systems) troubleshooting and equipment repair.2.Performs preventative and proactive maintenance on facility systems, and works with other technicians and contractors for repairs and

improvements.3.Implement

preventive maintenance schedule and or procedures for monthly, bimonthly, quarterly and yearly inspections and record preventive maintenance history.4.Responds to requests for repairs and work orders and make appropriate reports; solves technical issues by identifying root cause(s) and identifying both short term and long term counter measures; follows up and inspects the quality of outsource contractor

repairs.5.Responsible

for inventory control and notify supervisor when parts are needed or tools need to be replaced and have important spare parts in stock to minimize downtime in

equipment.6.Records

and documents work history in equipment for facilities to manage and make the right decisions for replacement or repair commercial equipment and the ability to work with 120v, 277v, 460v and experience working with commercial plumbing

equipment.7.Performs

complex repairs of electrical, HVAC, plumbing and lighting issues and acts as a facilities Manager in his absence, check and approve invoices in the finance system.8.Performs other duties of a similar nature or level. TRAINING AND EXPERIENCE

: High School Diploma or GED and 5 years of experience related to facility maintenance; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above. Formal training in HVAC preferred

LICENSING REQUIREMENTS

:

-A/C Technician Registration -EPA Certification -Valid Texas driver's license

KNOWLEDGE

: Applicable tools and equipment related to assigned area of operation; Applicable principles, policies, and procedures related to assigned area of responsibility; Occupational hazards and safe work methods; Basic mathematics; General maintenance principles, methods, and techniques; Applicable Federal, State, and City laws and regulations SKILLS: Performing skilled labor and maintenance in assigned area of responsibility; Operating applicable tools, equipment, and machinery; Preparing and maintaining basic records; Reading and comprehending manuals, specifications, drawings, and blueprints; Utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and others sufficient to exchange or convey information

PHYSICAL REQUIREMENTS

: Positions in this class typically require: climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, seeing and repetitive motions. Heavy Work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of forces constantly to move objects. Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; work space-related movement restrictions; intense noise; and other environmental conditions, such as, challenging behaviors, imminent danger, and threatening environments; incumbents may also be expected to travel.
