TITLE: Property Manager
REPORTS TO: Regional Property Manager
FLSA STATUS: Exempt

Position Summary:
The Property Manager is responsible for overseeing the operations, administration, leasing efforts, and financial performance of assigned properties-including those under lease-up. You will serve as the primary point of contact for residents, service teams, leasing staff, and corporate leadership.
Key Responsibilities:
Financial Operations
Assist in annual budget preparation and monitor financial performance. Oversee rent collections, deposits, and financial reporting. Prepare monthly variance reports and ensure receivables are within company standards. Leasing & Marketing
Drive leasing strategy to meet or exceed occupancy goals. Lead marketing efforts across all platforms, including online and print. Conduct leasing meetings, outreach, and weekly marketing surveys. Implement resident retention programs and organize community events. Property Operations
Daily inspections of property and maintenance follow-up. Manage unit turns, move-ins/move-outs, and ensure curb appeal. Enforce lease agreements and community policies. Coordinate risk management and regulatory compliance. Leadership & Team Management
Hire, train, supervise, and evaluate leasing and maintenance staff. Provide ongoing coaching and support. Maintain staffing schedules and ensure team adherence to standards. Preferred Qualifications:
3+ years of property management experience. Experience with lease-ups and team leadership. Certifications such as CAM, ARM®, CAPS, or CPM® preferred. Strong financial acumen and budget management skills. Proficiency with Google Workspace and Microsoft Office. Excellent communication, organization, and problem-solving skills. Experience in customer service, marketing, and vendor management. Physical & Work Environment Requirements:
Must be able to sit, stand, walk, kneel, and lift up to 25 lbs. On-site presence required; must be available on weekends or after-hours as needed. Must have a valid driver's license and the ability to travel between properties.
