Responsibilities RFM manages several investment vehicles that acquire, renovate, and operate multifamily properties, with approximately 10,000 units owned across these investment vehicles today, with plans to acquire an additional 5,000 units over the next 3 years. The investment vehicles target multifamily opportunities in high-growth, primary and secondary markets throughout the Sun Belt, with each opportunity having a distinct business plan that includes some degree of value enhancement. The Asset Manager will be responsible for all assets managed by Related Management Company (“RMC”), the property management division of Related Companies, and work directly with RFM underwriters in New York and Dallas, RMC corporate officers in Dallas, and outside consultants, investors, and lenders. Responsibilities include: Manage the ownership/property management relationship by providing regular and ongoing communication, clear direction of objectives and initiatives, timely and comprehensive reporting, and effective resolution of issues, concerns, questions, and requests. Assist RFM underwriters in developing and finalizing the business plan for potential acquisitions, including detailed scope, cost, and timeline of any value-add strategies. Review and finalize annual budgets proposed by Related Management Company, ensuring each meets or exceeds business plan underwriting, is in line with market and industry standards, and NOI is maximized through effective revenue growth strategies and expense-saving measures, with controlled and deliberate capital spend. Attend weekly or bi-weekly calls between RMC corporate and property staff, providing clear direction when necessary. Monitor the financial budgeted-to-actual variances and operational performance of each asset monthly, identifying and investigating deficiencies or opportunities, and guiding the development of appropriate action plans to address deficiencies or maximize opportunities. Review market surveys and research presented by Related Management Company and third-party data providers, identify emerging trends, assess impact on the Company’s market position, and direct strategy accordingly. Collaborate with outside consultants (e.g., tax advisors, insurance brokers, interior designers), and communicate quarterly and annual financial results to investors and lenders as needed. Oversee the cash management process, including tracking capital expenditures, managing operating and capital reserve balances and disbursement requests to lenders, and handling cash surplus distributions to investors. Manage the disposition process for properties on the market for sale, including broker selection, marketing material review and approval, buyer inquiry response, due diligence management, proration and closing statement generation, and post-closing true-up settlement. Stay informed about current industry technology, processes, and standards by attending conferences and subscribing to professional publications, and apply this knowledge to areas of responsibility. Qualifications Bachelor’s degree in Finance, Accounting, Economics, or a related field. Minimum of 10 years of overall real estate experience, including 5+ years in direct asset management, preferably in multifamily. Progressive employment history demonstrating responsibility and successful execution of revenue/expense management initiatives to meet financial goals. Experience managing significant value-add capital projects, especially on Class B/C multifamily assets. Effective communication skills, including presenting to ownership, senior management, investors, and lenders. Proficiency in Excel and Word, with the ability to produce detailed performance reports. Deep understanding of budgeting, financial statements, income statements, and balance sheets. Strong interpersonal skills, supervisory ability, and multitasking capability to meet deadlines. Willingness to travel quarterly for owned-assets and occasionally for acquisitions.
