Position Summary: We are seeking an experienced and strategic professional with 15+ years of experience in Special Servicing and default administration to join our team as a Director of Special Servicing for our construction lending division. This role will manage a diverse portfolio of distressed, nonperforming, or high-risk commercial construction loans across the country and will serve as a key point of contact for internal and external stakeholders. Asset types include homebuilder production housing, land development and construction, single family renovation and ground-up construction, and multifamily. Essential Duties & Responsibilities: Portfolio & Risk Management:

Oversee the special servicing portfolio of various types of complex construction loans to resolution. Interface directly with borrowers, developers, guarantors, legal counsel, and consultants to drive timely and cost-effective resolutions. Execute on various complex resolution strategies by enforcing default remedies such as modifications, extensions, forbearance, or foreclosure. Develop and execute business resolution plans to maximize recoveries and workouts, minimize losses, and preserve collateral. Develop and evaluate all resolution scenarios that maximize recoveries on an NPV basis and recommend exit strategy.

Investor and Stakeholder Engagement:

Act as a point of contact for investors, clients, rating agencies, and internal stakeholders. Prepare and present status reports, performance dashboards, credit risk summaries, and recovery plans to senior management. Report on asset status, resolution timelines, and recovery outlooks to credit committees. Report findings from resolution and recovery process as feedback and proposed improvements to credit policy, underwriting guidelines, and loan agreements

Policy, Process, & Governance

:

Work closely with originators, capital markets, underwriting, construction monitoring, and legal teams to maintain end-to-end visibility into loan and portfolio performance as well as execute resolution strategies. Refine standard operating procedures, policies, and controls governing special servicing. Manage service provider relationships including but not limited to legal counsel, brokers, valuation firms, property managers, receivers, and title companies. Ensure compliance with lender guidelines, servicing agreements, asset management agreements, investor agreements, and securitization agreements. Participate in audits and ensure corrective action plans are executed.

Team Leadership & Development:

Lead and mentor a team of special servicing professionals, including analysts and asset managers. Develop performance goals, provide coaching, and foster a high-performance culture within the team.

Strategic Programs & Growth

Lead strategic initiatives to improve process efficiency, automate workflows, and incorporate technology tools as necessary. Collaborate across departmental boundaries to foster an enterprise-wide understanding and appreciation for Special Servicing Train and share knowledge of industry best practices. Attend risk management and servicing industry conferences to stay abreast of current topics, solutions, vendors, and methods of recovery.

Perform other duties as assigned Requirements: 15+ years of direct industry experience with 2+ years at a director level. Strong negotiation, risk management, portfolio management, and asset management skills. Strong understanding of foreclosure processes, litigation, and bankruptcy law. Ability to drive asset resolution on complex transactions and loan structures. Risk focused decision making abilities under pressure. Effective stakeholder and investor relationship management abilities. Deep understanding of and direct experience with all stages of the full lifecycle of commercial real estate development—from acquisition and entitlements to design, permitting, construction, and stabilization/sell-out. Specific experience residential construction and national homebuilder lenders is a plus. Experience in understanding real estate valuation methodology and analyzing income and expenses. Specialized experience in residential/multifamily development is highly desirable. Strong management and interpersonal skills for direct reports Superior analytical and credit underwriting skills. Excellent project management and communication skills. Ability to work independently and collaboratively in a hybrid work environment. Work Environment: This is a hybrid position which requires in-office reporting to Anchor’s Thousand Oaks office on Tuesday, Wednesday, and Thursday. Remote work is optional Monday and Friday. Compensation: The base pay range for this position is $160,000-$200,000 plus annual discretionary bonus based on performance of the individual and company. ny.
