Job Description Description: Under the direction of the Facilities and Grounds Manager and the Branch Director, the Maintenance Technician job involves about ½ cleaning and ½ maintenance and repairs: Routine and preventative maintenance of the building, equipment, and grounds. Cleaning all common areas (locker rooms, hallways, restrooms, lobby), Safety compliance with all local, state and federal safety regulations, and Any other activities necessary to operate and maintain the buildings and grounds efficiently including support and participation in special events. May provide supervision of custodial and maintenance staff members at the direction of the department leadership. Must adhere to all current YMCA supervisor’s criteria and be well versed in Employee Handbook
Policies/Procedures Requirements:
1. Perform/assist with repairs. Work independently and as a team as needed to repair all equipment and facilities identified on Work Orders Diagnose and repair problems in all types of equipment (HVAC, electrical, plumbing, fitness, safety, pool filtration, chemical feed, cleaning, etc.) 2. Perform all routine and preventative maintenance including: filters and lubrication of units, cleaning of units, assisting contractors during maintenance activities to learn from them and eliminate the need for the contractor to have an assistant, minor electrical (e.g. ballast replacement) and plumbing repairs (leaks, vacuum breakers, etc.), caulking, etc. 3. Identify any maintenance needs and unusual conditions and report to VP. 4. Ordering and Inventory control of all maintenance needs (filters, spare parts, pool chemicals, etc.). 5. Maintenance of all shop and spare parts inventory in neat, organized and orderly fashion. 6. Preparation and performance of annual shutdown’s of all pools, locker rooms, gym, etc. 7. Assist with program and special events set-up and breakdown as needed. 8. The health and safety of all facilities. Assist all code enforcement and insurance officials in their inspections, resolve/correct any deficiencies and maintain records for fire alarm and suppression systems, boiler inspections, video and door security systems, pool inspections, any other health and safety inspections so that all systems are code compliant. 9. Addressing all concerns from other staff and members related to the F&G in a friendly and professional manner. This includes members’ comments. 10. Attend staff meetings and related training to advance skills including YMCA and other specialized maintenance training. 11. Adhere to personnel policies and procedures in the Employee Handbook. 12. Designated as essential staff for inclement weather or emergencies. . 13. Weekly walk through inspection with Branch Director. 14. Monthly preparation of Purchase Order requests for the following month. 15. Maintain records of all maintenance. 16. Maintain the library of all equipment O& M Manuals. OUR FACILITIES’ GOALS = member and staff satisfaction
Clean and Well Maintained Facility and Equipment. Goal is zero complaints. All equipment (fitness, lights, hardware, etc.) in proper working condition. Goal is to avoid injuries from improperly maintained equipment. Repairs done immediately. Goal is everything fixed within a day. Pool downtime for maintenance related issues under 1 day total/year. Safety for all even beyond Code compliance. REQUIRMENTS Technical (trade) high school degree or equivalent with 2-3 years of building maintenance experience. Physically fit including the ability to lift 50 pounds, climb ladders, and set up, climb and work on scaffolding. Drug free including passing random drug tests. Valid Class D driver license and vehicle. Current CPR, First Aid, AED, and Blood Borne Pathogen certified. Certified Pool Operator desirable. Fitness Equipment Repair Certification desirable Able to read and understand installation instructions and drawings. Computer literate – able to do web searches for parts or information.
