Our Development Project Manager oversees the full development cycle of residential communities-including single-family and duplex unit mix for build-to-rent projects with some support of master planned community development. This role manages due diligence, entitlement, design, permitting, and construction of infrastructure such as water, sewer, roads, grading, landscaping, and amenities. Experience with Special Districts (e.g., MUDs) is strongly preferred.
Duties/Responsibilities: Site Evaluation & Due Diligence
Support Land Acquisition by assessing site feasibility, development costs, and timelines. Conduct due diligence to inform acquisition decisions. Project Management
Develop and manage project scopes, schedules, and budgets. Track milestones and report progress to senior leadership. Consultant & Entitlement Coordination
Manage third-party consultants (engineers, planners, architects, environmental specialists) to obtain zoning, platting, and permits. Review all design and construction plans for accuracy, code compliance, and budget alignment. Construction Oversight
Supervise site development including grading, utilities, paving, and amenities. Coordinate with contractors, inspectors, and utility companies to meet quality and schedule expectations. Utility & Government Relations
Coordinate with franchise utilities to ensure timely service delivery. Build and maintain strong relationships with local government staff and officials to facilitate approvals. Special Districts
Lead or assist in the creation and administration of MUDs or similar entities to support infrastructure financing and development. Financial & Contract Management
Manage contracts, change orders, invoices, and project closeouts. Monitor and control costs while maintaining project quality. Team Collaboration
Ensure consistent communication with internal teams on project timing, access, and development status. Compliance
Ensure all work meets building codes, safety standards, and jurisdictional requirements. Qualifications:
Bachelor's degree required in a related degree. 5+ years of experience in home building, multifamily and/or build to rent required. 2+ years of management experience preferred. PMP preferred not required. Experience with MUDs or other special districts preferred Excellent organization, coordination, and project management skills. Excellent communication and interpersonal skills. Proficiency in Microsoft Office Suite and Project Management software. Ability to manage multiple projects simultaneously and prioritize tasks effectively. Essential Functions:
Typical work schedule, Monday through Friday, and after hours as requested. Ability to access, input, and retrieve information from a computer and/or electronic device. Excellent organization, coordination, and project management skills. Lift or move items up to 25 pounds. Ability to walk, sit or stand for long periods of time. Reliable transportation that meets job responsibilities Valid Texas Driver's License Maintain at least minimum car insurance required by Texas law Ability to communicate effectively through written and verbal communication in English.
